Project Manager
The Project Manager collaborates closely with the Project Superintendent and assumes responsibility for the overall success of construction project(s), ensuring adherence to schedule, budget, and quality requirements while mitigating risk on behalf of the Company. - Provide leadership to the entire construction team to ensure the completion of the project(s) safely, efficiently, on schedule and under budget.
- Provide leadership and mentoring to junior team members on staff, identifying areas of opportunity to foster their growth as professionals.
- Have the ability to run several projects simultaneously and manage multiple staffs.
- Maintain document control as outlined in the Corporate Procedures.
- Assist the Pre-Construction Team in writing and reviewing Scopes of Work and subcontractor, vendor, and supplier bid procurement as needed.
- Responsible that all the required permits are in place to begin or continue work.
- Participate and/or lead the Construction Level 10 meetings and provide regular updates to management on project status, challenges, and accomplishments.
- Ensure all work is conducted in compliance with project plans and specifications in a safe and timely manner.
- Manage closeout, punch list, and commissioning activities promptly.
- Identify potential issues and promptly resolve them as they arise.
- Communicate effectively with project stakeholders as required to maintain project schedule proper sequencing of work.
- Properly document all critical conversations and/or phone calls, provide written notices as required to protect the Company’s interests.
- Provide implementation of company policies, procedures, and best practices to support the company's growth and success.
- In the event that the project requires work beyond normal working hours, coordinate coverage with the Superintendent to ensure that the Company has a manager on site while any trade is working at any time.
Pre-Construction Phase
- Work with the Pre-Construction team to establish a Master Activity Schedule and a CPM Construction Schedule.
- Prepare a “Site Use Plan” for use during the Pre-Construction and Construction Phase.
- Establish and implement a Contracting Plan and solicit bidders for the project(s).
- Scope out Subcontractor bid packages and distribute for bidding purposes. Receive and analyze Sub-bids. Work with the Pre-Construction Team to award Subcontracts to the lowest responsible bidder.
- Work with the Pre-Construction team to assemble self-perform, Sub-bids and general conditions to determine the final budget/contract amount.
- Write Subcontracts and purchase orders as required for the Construction Phase of the project.
- Estimate and establish cash flow projections for the project.
Safety:
- Ensure all project personnel adhere to safety standards and maintain a healthy and safe working environment.
- Confirm that the Superintendent holds “Toolbox Talks” with Good Carbon tradesmen on a weekly basis and that all Subcontractors do the same.
- Conduct project wide walkthroughs with the Company Safety Consultant on a monthly basis. Implement corrective measures immediately. Hold “safety stand down” meetings as required with the entire workforce on site for recurring violations.
- Hold project stakeholders accountable to all safety standards.
- Immediately notify the Director of Construction of any accidents or “near misses” on site.
- Lead in any accident or “near miss” reporting or investigation as requested by Upper Management.
- In the event an OSHA Inspector visits the site, request that the OSHA agent produce identification and verify their credentials. Inquire as to the nature of their visit and what type of inspection they intend to perform.
- Immediately notify the Director of Construction of an OSHA or NYSDOL inspection on site.
Construction Phase
- Communicate and enforce quality expectations for the project to the entire team, holding all craft workers, subcontractors and consultants accountable to the quality standard.
- Develop, maintain, and update the overall project schedule, including short- and long-term planning for the Project(s).
- Identify, plan, coordinate, and execute critical work of the Project.
- Ensure work is performed in the proper sequence, efficiently, and in a timely manner.
- Plan ahead and identify any “bottlenecks” in the schedule, reviewing and resolving issues with the Project Manager and/or the Director of Construction.
- Coordinate scheduling of subcontractors, vendors, suppliers, and consultants, maintaining schedule and workflow.
- Hold Project Progress Meetings as necessary to maintain the flow of work and project schedule.
- Review personnel movement with the Superintendent and Director of Construction.
- Develop submittal schedules for subcontractors and manage the submittal process.
- Ensure that all long lead items are ordered and delivered in a timely manner.
- Manage the RFI process for self perform and subcontracted work.
- Proactively manage the change order process and the entire project budget
- Work with Accounting to prepare monthly requisitions with proper backup
- Review, approve and recommend Subcontractor requisitions to accounting for payment.
- Update cash flow projections on a monthly basis
- Provide profitability reports and cost to complete analysis on a monthly basis.
- Regularly communicate company goals, policies, plans, and priorities to all project stakeholders.
Closeout Phase
- Develop with the Designer and Owner “Work to be Completed” and Punch Lists.
- Manage the Punch List process with the Superintendent to ensure prompt completion and resolution of all outstanding issues with the Owner.
- Compile “As-Built” documents, turnover stock with special and extended warranties. Turnover to the Owner at Project acceptance and completion.
Client Management:
- Communicate project status to all team members and stakeholders.
- Resolve client concerns in a timely manner, ensuring client satisfaction.
- Treat clients and project partners with respect, exceeding expectations to foster repeat business.

Preferred Qualifications:
- An Associates degree in a construction-related field or construction-related military service is required. A BA/BS Degree in construction management, architectural, civil, electrical, or mechanical engineering is preferred.
- Proven experience as a Project Manager, preferably in multi-family housing communities.
- In-depth understanding of construction procedures, materials, and project management principles.
- Familiarity with quality and health and safety standards.
- Outstanding communication and negotiation skills.
- Excellent organizational and time-management skills.
- Completed OSHA 30 Safety Course.
- Computer competency in Email, Word, Excel, Smart Sheets, Scheduling and Construction Management Software.

Pay: $99,000.00 - $120,000.00 per year
