Qualifications:
- 18 years of age
- Two years’ experience in maintenance related work
- Health Screening & Fingerprinting as required by state licensing
- Negative Criminal record/background statement
- Ability to lift 75 pounds
- Valid driver’s license.
- Be efficient and exercise good time management skills
- Compliance with the Employee Handbook and maintenance building compliance requirements
- Must meet all criteria as required by state and local licensing agencies
PRIORITIES
This position is a part-time/on-call position
- Maintain the overall structure of the home
- Keeping the home at 100% occupied by making sure that the building and landscaping are well maintained at all times is the number one priority for maintenance personnel. Maintenance is a part-time, on-call position so you will need to be efficient and respond quickly to maintenance requests, touch-up painting, spot cleaning of carpets, preventative maintenance and appropriate follow-up to the monthly inspection form. With the exception of major electrical work and major plumbing issues Maintenance personnel will be expected to perform maintenance work within their budgeted hours.
- Keep rooms rent ready
- The Maintenance personnel will see that each vacant bedroom is ready to occupy. Once a bedroom is vacated by a resident, management will inform the Maintenance personnel that the room needs to be ready for occupancy within 48 hours. This becomes the priority.
- Physical plant and fire safety
- All light fixtures are to have working lights of the same hue and the light covers are free from bugs and other debris.
- Under the direction of management the Maintenance personnel will need to know the state regulations pertaining to fire prevention and fire safety and see that the standards are met by maintaining the fire alarm and sprinkler systems, follow fire codes, assuring follow through with state fire inspections, maintaining the exit egresses free of debris, making sure that exit lights and emergency lighting is working properly, proper storage of flammable liquids, maintaining appropriate water temperatures and oxygen storage etc..
Physical Requirements:
- Constant need (66% to 100% of the time) to be on your feet.
- Have a frequent need (34% to 66% of the time) to perform the following physical activities.
- Grasp/grip/turning Handle tools, installing light bulbs
- Finger dexterity Help with nails and screws, writing in forms etc.
NOTE: Lifting and carrying of weights exceeding 50 lbs. is to be accomplished with the assistance from one or more persons or by using an assistive device such as a dolly or hand truck.
Lifting/carrying supplies:
75 lbs. Occasional need (1%-33% of time)
25 – 50 lbs. Occasional need (1% to 33% of the time)
1 – 25 lbs. Frequent need (34% to 66% of the time)
