SUMMARY
Supervises and coordinates activities of workers engaged in cleaning and maintaining premises of commercial, industrial, or other establishments such as schools, stores, or auditorium by performing the following duties.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
Assigns tasks to workers, and inspects completed work for conformance to standards.
Issues supplies and equipment.
Resolves workers’ problems or refers matters to Director of Contracts / Facilities.
Records employees’ hours worked on time cards or sheets and obtains employees’ initials to ensure accuracy.
Submits requests for repair of equipment of the Director of Contracts / Facilities.
Requisitions cleaning supplies and equipment.
Adheres to budget constrains.
Completes and maintains accurate records to ensure compliance to contract stipulations.
Maintains rapport with tenants to ensure customer satisfaction.
Communicates regularly with the Director of Contracts / Facilities on status project.
Confers with Human Services personnel on a regular basis to appraise trainee productivity, problems, progress, etc.
Enforces company policies, procedures, and safety standards to all workers on the project.
Reports potentially unsafe conditions; uses equipment and materials properly.
Conducts work in a safe and responsible manner, utilizing protective clothing and/or equipment and complies with all safety standards.
Responsible for awareness of and adherence to all company, departmental and center safety policies and procedures.
SUPERVISORY RESPONSIBILITIES
Directly supervises 3 to 30 employees in the Community Contracts Division. Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
QUALIFICATIONS

EDUCATION and/or EXPERIENCE
Associates degree (A.A.) or equivalent from two-year college or technical school; or six months to one year related experience and/or training; or equivalent combination of education and experience. Knowledge of and experience working with persons with disabilities helpful.
LANGUAGE SKILLS
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of employees of the organizations.
MATHEMATICAL SKILLS
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
REASONING ABILITY
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
CERTIFICATES, LICENSE, REGISTRATIONS
Must have a valid Hawaii driver's license and a clean driver's abstract.

While performing the duties of this job, the employee is occasionally exposed to outside weather conditions. The noise level in the work environment is usually moderate.
Regular attendance is a requirement of this position. Core work hours are between 6:00am - 3:00 pm, Monday-Saturday, as needed. Travel off island is not required.
