MAINTENANCE MANAGER

Position Summary

Responsible for coordinating and directing the maintenance and repair of all facility property, equipment, machinery and vehicles. Implements preventative maintenance programs, evaluates potential new equipment for purchase and manages the parts and supply inventory. Ensures that all related maintenance records are accurate and current. Effectively supervises the activities of maintenance personnel and ensures safety guidelines are followed. Keeps management well informed of area activities.

Essential Functions and Basic Duties

  • Supervises daily maintenance of property, equipment, and vehicles throughout the facility.
  • Inspects and evaluates operating conditions of equipment and vehicles. Makes recommendations for repairs or replacement.
  • Receives, reviews, and assigns maintenance requisitions.
  • Performs maintenance activities and modifies existing equipment and systems to keep the facility in good running order.
  • Negotiates contracts with outside vendors and suppliers and ensures that work and equipment are acceptable and meet quality and pricing standards.
  • Maintains appropriate inventory of repair parts and supplies. Oversees stockroom coding and organization and schedules special order deliveries.
  • Develops, updates, and implements an ongoing preventative maintenance program for all facility equipment and vehicles.
  • Ensures all maintenance assignments are completed and in accordance with established policies and safety regulations.
  • Maintains positive working relationships with vendors, suppliers, and contractors.
  • Obtains and conveys information courteously and promptly.
  • Projects and maintains the company’s professional reputation.
  • Provides leadership to personnel through effective objective setting, delegation, and communication.
  • Conducts regular departmental meetings.
  • Trains and directs assigned personnel.
  • Provides instruction regarding the repair and maintenance of equipment.
  • Schedules personnel in the daily completion of preventative maintenance and major repair work.
  • Conducts performance appraisals and recommends salary actions as appropriate.
  • Formulates and implements employee corrective actions as needed.
  • Participates in interviewing, hiring, and orientating prospective employees as necessary.
  • Ensures all records, maintenance logs, and files are current, complete, and accurate.
  • Coordinates activities between maintenance personnel and other areas.
  • Ensures that maintenance activities are completed effectively and efficiently.
  • Keeps management well informed of maintenance activities and any significant problems.
  • Attends training sessions to update technical knowledge as needed.
  • Completes special projects as assigned.

Education/CertificationA two-year degree in industrial maintenance or related field is preferred or equivalent credited technical training and experience in related industrial maintenance.

Experience Required

Minimum of five (5) years of supervision experience and (3) of those years in a related mechanical or electrical maintenance discipline.

Required KnowledgeKnowledge of facility equipment including pumps, compressors, blowers, and HVAC systems.

Knowledge of structural and mechanical construction.

Familiar with a wide variety of power-driven machinery and gas-powered lawn equipment.

Understanding of blueprints and facility plans.

Understanding of energy conservation measures in electrical and fuel-powered equipment.

Skills/AbilitiesStrong supervisory abilities.

Good communications and human relations skills.

Proficient in Microsoft Office suite and ERP systems.

Solid organizational skills.

Able to operate all maintenance-related equipment as needed.

Frequent local travel and out-of-town travel may be required.

Physical Activities and Requirements of this Position

Medium work; exerts up to 40 lbs. of force occasionally, and/or up-to 20 lbs. frequently and 10 lbs., constantly.

Working Conditions

Local travel in a vehicle.

The worker is subject to changing inside and outside temperatures which may include extreme heat or cold.

Must be able to work in a noisy environment.

Must work under hazardous conditions including high places, chemical exposure, electrical current, moving machinery, and exposure to blood.

Subject to fumes, odors, gases, and poor ventilation that affect the skin or respiratory system.
