Position Overview
Reporting to the Chief Information Officer, the Facilities Supervisor is responsible for coordinating daily and preventative maintenance, safety, cleanliness Granite VNA building’s interior and exterior. He/she/they will address facility needs as appropriate with outside vendors to ensure optimal conditions for team members. In addition, the Facilities Supervisor is responsible for overseeing the members of the Facility team.

- Oversees facility staff in their day to day tasks. This includes addressing performance issues, as well as hiring team members when needed.
- Ensures the cleanliness and upkeep of all facilities by directing the work of the Facilities Team and ensuring compliance with cleaning schedule.
- Manages relationships with vendors and service providers.
- Conducts regular inspections of facilities to identify and resolve issues.
- Develops and implements preventive maintenance programs.
- Oversees and is primary point of contact for building maintenance issues such as HVAC, electrical, plumbing and safety. Resolves issues brought forth related to building maintenance in conjunction with the Chief Information Officer.
- Primary contact for building issues after hours.
- Plans and manages building improvement projects.
- Ensures compliance with local, state and federal health, safety and environmental regulations.
- Communicates with Condo Association as needed.
- Coordinates and oversees building maintenance, repairs, and renovations.
- Point of contact with Concord Hospital for Hospice House maintenance issues.
- Point of contact for vendors associated with Granite VNA buildings.
- Coordinates office moves with IT Director.
- Maintains accurate records of maintenance activities.
- Performs general cleaning duties for all areas of Granite VNA buildings to include work areas, conference rooms, restrooms and exterior areas, as appropriate.
- Performs appropriate floor care per schedule-such as stripping and waxing of floors.
- Gathers, empties and removes trash.
- Creates and administers cleaning task schedule based on Agency needs.
- Follows procedures for the use of chemical cleaners and power equipment to prevent damage to floors and fixtures.
- Accurately follows directions and uses cleaning products as intended.
- Winter-keeps sidewalks cleared and salted if needed.
- Performs building inspection for safety or maintenance items.
- Completes minor repairs/maintenance as identified and needed including painting touch ups.
- Receives and performs cleaning and maintenance requests from staff.
- Prepares the building for each season.
- Replaces supplies as needed.
- May include lawn mowing and outdoor maintenance of property.
- Requisitions supplies or equipment needed for cleaning and maintenance duties.
- Demonstrates effective communication with outside points of contact, as well as team members.
- Infection Control-COVID- sanitizes designated areas throughout the day per required frequency which includes wipe down of high touch areas every two hours.
- Keeps any patient information ascertained while cleaning confidential.
- Ability to prioritize, organize, and accomplish work independently.

Work Environment
The team member will be exposed to a controlled work environment. The team member may be exposed a variety of cleaning products. No employee is ever required to perform work that he or she believes in unsafe, or that he or she thinks is likely to cause injury or a health risk to themselves or others.
Expected Hours of Work
The team member will be scheduled to work Monday – Friday: 8am – 4:30pm with a 30-minute meal period. Occasional evening or weekend work for major cleaning projects. Off hours primary contact for building emergencies.

- Specific abilities include reading, writing and speaking in English, normal or correctable vision with the ability to accurately discern colors, and hearing.
- This position requires the ability to use of a computer to document work time. Specific abilities include use of fine motor skills to type, write and perform professional skills.
- This position requires intermittent physical activity, including standing, walking, bending, kneeling, stooping and crouching as well as lifting furniture or equipment.
- This position requires the ability to minimally lift up to 25 lbs.
Requirements
- High School Diploma or GED required
- Supervisory experience required
- Previous custodial and light maintenance experience
- Basic knowledge of repair techniques
- Knowledge of building regulations
