The Director is a full-time, administrative exempt position. - Coordinate with executive management and stakeholders for the development, review, update and implementation of the campus master plan to advance the college mission.
- Supervise the facilities and custodial staff and direct their daily work activities and schedules. Interview and hire all custodial and facilities staff, complete performance evaluations and feedback of staff, scheduling, on-going training and development, timesheet review/approval and organize and supervise all work performed by maintenance and custodial staff.
- Serve as energy manager for the college ensuring cost effective utilities management, and college compliance with state clean energy rules and regulations. Use technology for energy monitoring, building automation, and security system integration.
- Lead capital planning, capital budget development, and the biennial state capital appropriation requests, by developing estimates and specifications.
- Provide oversight/delegation of facilities rental and reservation process, show potential clients event spaces, maintain website information on facilities rental and reservation, and coordinate custodial staff to assist with events set up.
- Plan, design and execute all college major/minor projects in coordination with third-party contractors and relevant city, county and state agencies and regulations.
- Serves as administrator responsible for facility safety and meeting physical ADA compliance standards.Conducts regular business inspections for safety, cleaning standards, procedure compliance. Coordinates inspections with insurance companies, Fire Department representatives, and Health & Safety officials.
- Supervises staff completing fleet vehicles maintenance and shipping/receiving activities.
- Develop annual work plans and assessment metrics for all the areas of responsibility to improve operations and ensure they run efficiently and effectively, continuously improving processes to achieve goals of the work plans.
- Develop, implement, and monitor annual budgets for all areas of responsibility, making data-driven decisions to ensure the optimal use of funds, while fully utilizing available resources and complying with college policies and state regulations.
- Provide operational direction for all areas of responsibility and foster a work environment that prioritizes inclusion and promotes diversity and equity.
- Establish and coordinate a proactive and preventative facilities maintenance prioritization that reflects college priorities.
- Provide oversight over the use of facilities management software for work order tracking, maintenance and grounds work, and planning to balance preventive maintenance and emergent maintenance needs.
- Review, monitor and maintain as-built and warranty information for all campus infrastructure systems, including buildings and utilities.
- Coordinate with relevant state agencies to provide engineering review and approval of all project contract transactions, including changes to cost and schedules.
- Coordinate with relevant state agencies and contractors to identify and determine corrective measures for actual or potential building system failures including water intrusion, expansion/contraction/drainage issues.
- Provide oversight over the selection, hiring, and evaluation of vendors, consultants, and contractors for planned and emergent maintenance and infrastructure repairs.
- Verify the completion of projects and ensure all final project documents are received, approved and retained.
- Develop regular reports on projects progress for relevant state agencies and college executive management.
- Provide timely and relevant communication to the campus community on issues related to areas of responsibility.
- Work closely and proactively with Campus Safety and Security, Information Technology and internal stakeholders to troubleshoot and organize required emergency responses.
- Recruit, train, supervise, evaluate, develop and assign employees; resolve issues and concerns with employees; provide corrective action in compliance with College policy and applicable collective bargaining agreements.
- Coordinate inspections of college facilities, equipment, and buildings to ensure compliance with the Cleaning Industry Management Standards, APPA custodial levels of cleaning, and CDC disinfection guidelines.
- Formulate and implement custodial services policies and procedure, including training program for custodial staff safety and equipment use, and maintain staff training logs.
- Manage inventory of tools, supplies, parts, and equipment for all areas of responsibility.

REQUIRED QUALIFICATIONS:- Associate’s degree, or equivalent education/experience in related field.
- Minimum four (4) years of experience managing facilities, capital projects and maintenance of multiple buildings in a campus setting or equivalent.
- Supervisory and management experience.
- Proficiency in the Microsoft Office Suite of programs.
- Knowledge of governmental procurement regulations.
- Demonstrated knowledge of facilities planning and construction management processes and procedures.
- Ability to manage multiple projects in a timely manner.
