Facilities Maintenance Supervisor:
 
Role:   The Facilities Maintenance Supervisor will oversee the day-to-day operations and management of maintenance activities across all facility locations. This role requires a hands-on approach, working directly with the maintenance team to ensure the proper upkeep, safety, and functionality of the building systems, equipment, and infrastructure. The supervisor will work closely with the Facilities Director to ensure that strategic objectives are met, but will independently manage daily tasks, coordinate maintenance schedules, and handle troubleshooting of facility-related issues. 

The salary range of $77,740.06 to $116,610.08.

Essential Functions & Responsibilities: 
20%   Supervise and coordinate daily maintenance activities, ensuring efficient and safe completion of tasks while prioritizing urgent repairs. 
20%   Oversee preventive maintenance schedules and ensure building systems (HVAC, electrical, plumbing, etc.) are well-maintained and compliant with safety regulations. 
15%   Conduct regular facility inspections to identify maintenance issues, address hazards, and ensure systems are functioning properly.    
15%   Respond to and resolve emergency maintenance requests, minimizing downtime and operational disruptions. 
10%   Lead, train, and develop maintenance staff, fostering a proactive team environment focused on safety, efficiency, and quality. 
10%   Collaborate with the Facilities Director on budgeting, project planning, and reporting performance metrics to improve operational efficiency. 
5%     Manage maintenance records, including work orders, inspections, and inventory, ensuring proper documentation and resource allocation.  
5%     Performs other duties as assigned.

Performance Measurements: 
  1.  Demonstrates the Viking Values of balance, clarity, gratitude, service, teamwork, and trust.
  2.  Develops and maintains a productive working relationship with college staff and co-workers. 
  3.  Maintains a quality, well trained staff that is capable of meeting the college's future growth plans. 
  4.  Ensures knowledge of contracts is current and that compliance with all federal and state regulations is undertaken by department. 
  5.  Ensures inventory is maintained to enable day to day operations. 
  6.  Ensures performance reviews are completed within two weeks of due date.
  7.   Notes observations of employee performance into appropriate reporting tool, as well as, give to and receive feedback from employee on the same no later than XX working days following each quarter. 
Knowledge and Skills: 

  • Experience:  Five years to ten years of similar or related experience. 
  • Education:  (1) A two year college degree or (2) Completion of a specialized course of study at a business or trade school or (3) Completion of a specialized and extensive in-house training or apprenticeship program. 
  • Interpersonal Skills:  Courtesy, tact, and diplomacy are essential elements of the job. Work involves much personal contact with others inside and/or outside the college for purposes of giving or obtaining information, building relationships, or soliciting cooperation. 
  • Other Skills:  Good communication skills both written and oral. 
  • Physical Requirements:  The work requires minor physical exertion such as long periods of standing, walking over rough uneven surfaces, some recurring bending, crouching, stooping, stretching, reaching, or similar activities. Job may require recurring lifting of lightweight objects with infrequent bending or stooping alternating with the lighter activities. Job requires minimal agility and dexterity. 
  • Work Environment:  Occasional exposure to objectionable conditions or variations such as those found in variable weather conditions or light industrial settings.
