Greco is in search of a Leasing Director for a Class A, luxury 55 community in Minnetonka, MN.
The Director of Leasing is responsible for all aspects of the leasing and retention cycle; has the ability to manage complex marketing strategies, execute the closing process, and ensures seamless a transition for all new residents. Responsibilities:
- Works hand-in-hand with Property Manager to ensure leasing goals of property are achieved through leasing and renewal retention.
- Manage and respond to leads (phone, email, text, walkins, etc).
- Provides tours of apartment and community to potential residents for purpose of leasing apartments.
- Discusses with potential residents the advantages of leasing at the property.
- Close the sale!
- Screens rental applications and qualifies potential residents.
- Negotiate rates and terms for leases as needed within budgeted parameters.
- Tracks traffic, appointments, and leases daily.
- Proposes pricing adjustments as needed by monitoring costs, competition, and supply and demand.
- Creates strong working relationship with referring partners (locators, realtors, corporate housing companies, relocation companies).
- Responsible for reviewing the leasing files to ensure accuracy.
- Submits commission reports monthly in a timely manner.
- Complies with all Federal and Local Fair Housing regulations and ordinances.
- Attend weekly leasing meeting and monthly marketing meeting.
- Host community outreach/education/promotion functions to build property awareness and create lead generation
- Other duties as assigned.
Skills and Qualifications:
Required:
- 3-5 years of successful sales experience, with specific experience in senior living or healthcare industries
- Through outstanding communication skills, build trust and rapport with various decision makers
- Must have a strong sales background with a solid history of meeting and exceeding sales goals
- Must be competitive and self-motivated with a strong, independent work ethic
- Demonstrated success with negotiating sales
- Must be proficient in Microsoft Office
- Demonstrates excellent organizational skills with the ability to prioritize and work effectively on multiple tasks in a fast-paced, demanding environment
- Must be attentive to detail and adhere to company standards
- Excellent verbal and written communication skills
- Weekend and evening availability
Preferred:
- Bachelor's degree
- Knowledge of the Minneapolis real estate market
- Real Estate license
- Yardi Property management software experience
Salary : $60,000 - $70,000
