Overview
Position Purpose: The Escrow Officer must believe in, practice, and initiate all Green Brick Partners values set forth in an acronym we call HOME. They must be Honest, Objective, Mature and Efficient in how he or she approaches their role at Green Brick Partners.
To perform all phases of residential title work in the Plano Office and assist Senior Escrow Officer.
Responsibilities
· Provide requested information or answers to questions from lenders, buyers, and sellers regarding regulatory requirements and closing process.
· Review lender instructions and prepare CDs for all loan transactions with all required information for closing.
· Prepare HUDs for all cash transactions.
· Send HUDs/CDs to seller for approval.
· Send CDs to lender for approval.
· Provide buyers with final figures on all cash transactions.
· Obtain, review, and analyze final loan documents from lender and make corrections or ask questions as needed.
· Prepare Special Warranty Deed/Special Warranty Deed with Vendor’s Lien.
· Prepare other miscellaneous title company and builder documents for closing.
· Review, analyze, and prepare file for closing.
· Obtain signatures from sellers for closing.
· Ensure proper identification for parties and confirm methods of payment for file.
· Serve as back up closer.
· Obtain funding authorization from preferred and outside lenders on residential transactions.
· Notify all parties (buyers, realtors, salespeople) once file has funded.
· Balance file and disburse funds.
· Initiate outgoing wire transfers for payoffs, proceeds, and commissions (if requested).
· Prepare, review, and analyze lender packages and checks for distribution.
· Request bank transfers of Green Brick Title fees into operating and e-Record accounts.
· Upload signed buyer closing packages, seller packages, and accounting packages into FileScan and prepare and maintain all title company documents in Qualia.
· Record and configure documents using the online e-Record system.
· Prepare, review, and analyze required post-closing items to send to accounting department.
· Upload seller packages into the builder’s website.
· Email seller packages to builders.
· Request issuance of final title insurance policies/binders by sending Fidelity required items.
· Monitor incoming and outgoing wire notifications.
· Review accounting issues and respond to accounting regarding clearing issues with monthly three-way reconciliations.
· Balance files, cut checks, and initiate wires on lot and commercial transactions.
· Review and analyze files to determine when they may be closed/archived in /Qualia.
· Maintain Escrow Officer License and Notary Public in good standing.
· Other duties as assigned.
Supervision of Others: N/A
Authority/Budget/Decision Making/Discretion and Independent Judgment Ability: This position carries high-level critical decision-making responsibility. They have the ability to exercise sound professional and administrative judgment and discretion and have the ability to manage a Title team. They are approved check signers and can approve wires. Escrow Officers must have their TDI license and be up to date on continuing education credits. This position has the ability to authorize a closing and the ability to stop a closing if determined by Escrow Officer the requirements for closing are not met. This is an exempt position.
Physical Requirements: Ability to stand and walk for 4 hours straight or up to a full 8-hour day; sit for extended periods; kneel and bend at the waist; walk up and down stairs; walk on unlevel terrain; use hands to finger, handle or feel; reach with hands and arms; talk and hear. Ability to lift and/or move up to 25 pounds. Specific vision ability required by this job include close vision, distance vision, color vision and peripheral vision.

Qualifications
Education:
· College degree preferred.
Experience:
· 3 years of experience as a licensed escrow officer.
· Proficient with Qualia, Closing Market, and TitleWave.
· Escrow License required for regulatory compliance with transaction functions.
· Notary Public, required.
· Strong knowledge of standard concepts, practices, regulations, and procedures within the escrow/title industry, particularly related to single family development and lot takedowns.
· High level understanding title exceptions and curative actions.
· Proficient in MS Office (Word, Outlook, Excel, etc.).
· Excellent organizational, time management, and customer service skills.
· Able to work with a team in a fast-paced, high-volume environment.
