Occupancy Specialist/Recertification Specialist
Occupancy Specialist/Recertification Administrator for a large residential complex in New York City. Ideal candidate should have at least 4 years’ experience in Occupancy Compliance and Apartment Rentals Possessing a working knowledge of LIHTC/HUD/DHCR/ HDC Subsidized Housing and Section 8 Subsidies. Possess a working knowledge of rent stabilized housing, tax credit certification and MCI increases.
Specific duties will include (but not limited to):
- Process Annual and Interim Recertification and process third party verifications
- Review monthly EIV discrepancy reports
- Review monthly arrears report with Property Manager and Director of Management
- Prepare and send notices to residents regarding gross rent changes, delinquent accounts, unpaid utility charges, recertifications or any issue required by management.
- Process Move-in/out and Unit transfers in the Real Page System
- Show apartment to prospective applicants, interview and process applicants’ eligibility for apartments
- Manage internal and external waiting list
- Participate in monthly meeting with property manager and resident manager regarding building repairs and maintenance issues
- Interact with corporate administrative support team on legal, audit and billing issues
- Conduct annual apartment inspections, conduct vacant apartment inspections with resident managers and follow up on vacant apartment restoration
- Interact with Security personnel and Maintenance personnel
- Address resident complaints regarding rent, recertification and apartment repairs
- Attend Tenant Association meetings with property managers
- Maintain tenant recertification file to include forwarding copies to main office support team, filing completed re-certifications and purging files when required.
- Assist corporate in conducting and responding to monthly, quarterly and annual audits.
- Completion of Annual Compliance Reports for Owners.
- Other assigned duties essential to the operation.
Requirement:
- Some College Course Work
- Occupancy Specialist Certification or 2 yrs experience Residential Property Management
- Proficient Knowledge of Microsoft Office Suites, Outlook
- Proven Customer Service Skills
- Strong Communication Skills (Written and Verbal) and Strong Organizational Skills
- Working knowledge of EIV (Enterprise Income Verification) System
- Familiar with Real Page and Yardi Voyager software required
