The Senior Area Maintenance Manager ensures that optimum performance results are achieved through the successful implementation of comprehensive programs, initiatives, and strategies related to regional maintenance operations and/or the Area Maintenance Manager (AMM) program across the US. This leader will be focused on working with our regional maintenance operations teams to track and improve their effectiveness and efficiency. Responsibilities include developing improved processes for planning and managing of service requests and/or renovations projects, scheduling of turns, ordering parts and maintenance supply inventory, capital, and interior renovations projects, reviewing of capital scopes of work, negotiating pricing with vendors for bulk pricing of assets, reviewing and negotiation of vendor contracts prior to execution, and meeting with direct reports to provide direction and motivation. The Sr. AMM collaborates with Director of Area Maintenance Services and Regional Maintenance Managers (RMM) to have requisite inspections and property walks completed, and meets with Owners, Asset Management, CPG and/or Senior Leadership to provide recommendations and knowledge on capital, maintenance, renovation, and maintenance related laws. This opportunity supports the Eastern and Central regions within the U.S. (current states include Florida, Georgia, Tennesse, North Carolina, and Texas); however, coverage area is subject to change. This role is a remote position with regular travel required. JOB DESCRIPTION 1. Manages group of Area Maintenance Managers ensuring the completion of all work orders generated from resident requests for service, ensures routine upkeep on the properties, diagnoses and repairs or replaces necessary components in accordance with established policies, procedures, and safety standards within code requirements and budgetary requirements. 2. Manages group of Area Maintenance Managers ensuring on-site maintenance staff has the ability and necessary tools to diagnose problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry walling, exterior structure, and appliance. Ensures proper scheduling of preventative and floating maintenance, if applicable. 3. Manages group of Area Maintenance Managers ensuring on-site maintenance staff has the ability to oversee the “make-ready” process to prepare vacant apartments homes (including those turned over after interior renovations have been completed) for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, and inspecting completed work. 4. Manages a group of Area Maintenance Managers ensuring development of standards for the cleanliness and overall appearance of the communities’ grounds, amenities, building exteriors, market ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the communities and Greystar standards. 5. Manages a group of Area Maintenance Managers ensuring the effective management of maintenance team members dedicated to each assigned site, including maintaining their schedules as well as their scope of work. 6. Manages a group of Area Maintenance Managers ensuring routine inspections of work performed by other service team members to assess effectiveness of policies and procedures and develops corrective action plans as needed. 7. For assigned Pods, ensures the management of all vendor/contractor scheduling and project/work coordination (includes, but is not limited to, recurring contract management, ad-hoc repairs, etc.). 8. Periodically inspects work performed by contractors, vendors, and other service providers to verify the work, materials, and services meet quality standards, scope, and specifications as required. 9. Manages a group of Area Maintenance Managers ensuring close coordination with Regional Maintenance Managers (RMM) for the scheduling and completion of RMM inspections. 10. Manages a group of Area Maintenance Managers ensuring in close coordination with the Capital Projects Group when necessary (and if applicable) to ensure capital projects at assigned sites are properly scheduled and assists with the completion of capital projects in a timely manner. 11. Manages a group of Area Maintenance Managers ensuring they maintain and order adequate inventory of spare parts and maintenance materials as needed to stay within budgetary guidelines. 12. Manages a group of Area Maintenance Managers ensuring they prepare the maintenance budget for the properties by analyzing and evaluating financial statements and accessing operational reports that establish historic expenditures and predict performance patterns based on yearly unit inspections. 13. Manages a group of Area Maintenance Managers ensuring they complete monthly Preventative Maintenance procedures as outlined in the Policy and Procedure Manual. 14. Manages a group of Area Maintenance Managers ensuring performance of cost-cutting and expense control programs by ensuring parts are repaired, when possible, rather than replaced. Ensures team is not being wasteful with materials and supplies and is practicing the correct use for tools and equipment. 15. Manages a group of Area Maintenance Managers ensuring they conduct regularly scheduled Greystar safety meetings, ensures all MSDS sheets are current and readily accessible, and keeps up to date on all OSHA and other safety related laws and requirements to ensure property compliance. 16. Manages a group of Area Maintenance Managers ensuring they demonstrate customer services skills by treating residents and others with respect, answering questions from team members and residents, and responding sensitively to complaints about maintenance services and assigned work orders with efficiency and urgency. 17. Manages a group of Area Maintenance Managers ensuring they evaluate vendors and suppliers and their services on an annual basis based on quality, customer service, and pricing. 18. Assists in the interview process for the hiring of Area Maintenance Managers and service team members when needed at the corporate and site level. The salary range for this position is $110,000-$130,000. The compensation range reflects a good faith estimate of starting base pay for employment at the time of posting. Compensation is based on geographic location and individual pay decisions will vary based on demonstrated job related skills, knowledge, experience, education, certifications, etc. Corporate Positions: In addition to the base salary, may be eligible for an annual performance bonus that is based on individual and company performance. Onsite Positions: In addition to the base salary, may be eligible for a discretionary weekly, monthly and/or quarterly bonus based on budget.
