Job Overview
The Resident Manager is a supervisory position and the person selected will act as the liaison between the residents, the Board and property management. The Resident Manager shall exercise effective judgment and decision making in the oversight of the daily operations of the building. Daily operations include repairs and maintenance of the property’s mechanical equipment; property cleanliness and maintenance; proper planning for any emergency situations to include the monitoring and maintenance of the security, alarm, fire suppression and related systems; and the management of satisfactory work performed by vendors and contractors. This position performs regular walk-throughs of the property to identify and address any issues, manages the amenity spaces, orders and distributes supplies, and oversees the coordination of move-ins/outs. The Resident Manager supervises and directs building staff, ensures compliance with company and building policies and procedure and oversees staff training, staff scheduling, and other related payroll and human resources responsibilities. Resident Manager will also be responsible for assisting management in the drafting, finalizing, and monitoring of the annual building budget.
The Resident Manager is required to live on-site, remain available 24 x 7 in case of emergencies, and available to independently resolve any resident or staff-related issues.
Summary of Requirements:
Ideal candidates for the Resident Manager will possess the following:
- Effective ability to ensure compliance with all company policies and procedures, the Equal Employment Opportunity, Fair Housing and Human Rights statutes, and 32BJ Union Guidelines
- High school diploma or GED and a vocational/technical background
- A minimum of 10 years in working with electrical, mechanical, plumbing equipment and systems (including the S12, S13, and S95 certificates of fitness), and must have all union mandated certifications.
- Luxury hotel or residential background.
- Demonstrated ability to manage multiple and complex operational matters on a daily basis.
- Facilities and operations experience with solid knowledge of building systems.
- Prior experience with BMS (Building Management Systems, BuildingLink) is strongly preferred.
- Working knowledge of painting and finishing work.
- Strong background in working with fire, life, health, and safety systems.
- Effective judgement, decision-making, and written and verbal communication skills.
- A working knowledge of computer programs such as Microsoft Office, Windows.
- Effective supervisory skills with 10 years’ experience managing a luxury building staff.
- Strong verbal and written command of the English language.
Compensation & Benefits:
Annualized Base Salary: $110,000-$140,000
