SUMMARY

The Assistant Project Manager position will involve directing aspects of construction projects assigned by the Project Manager/Senior Project Manager. Responsibilities include working with the project team to ensure successful completion of projects, adhering to Russell’s standards of quality, and helping to deliver projects on time and within budget.

WHY THIS JOB IS IMPORTANT

The APM fulfills the critical role of the timely procurement, review, approval and ultimately delivery to the project site of all building components including labor, materials, equipment and subcontractors so that the Superintendent can efficiently and safely prosecute timely, profitable and quality work. The APM is responsible for all such project components and resources to adhere in strict compliance to the contract documents and the project schedule established by the PM and Superintendent at project commencement.

The APM is wholly responsible for all the duties of this position which may be performed on their own or with a staff of subordinates, depending on the size and complexity of the project.

ESSENTIAL DUTIES & RESPONSIBILITIES

You will report to the Project Manager/Senior Project Manager who will assign all duties and responsibilities. Commonly assigned duties and responsibilities include:

  • Interfacing with the project superintendent, architect, consultants, subcontractors, and suppliers to coordinate shop drawings and expedite materials, ensure the delivery of required materials and adherence to the schedule, and obtain information regarding changes and clarifications of drawings.
  • Obtaining necessary contractual documentation from subcontractors and vendors.
  • Developing and maintaining positive professional relationships with all members of the project team.
  • Obtaining necessary licensing and permits.
  • Assisting in managing the change order process.
  • Consolidating and submitting pay applications.
  • Assisting with project estimating and reviewing project costs.
  • Ensuring completion of items from corrective action lists and punch lists.
  • Preparing final documentation.
  • Working with the Project Executive in charge of the project and/or the Operations Manager to ensure proper operations and management of all assigned projects and the delivery of all services in each project scope.

REQUIRED QUALIFICATIONS

Education and Experience

  • Bachelor's degree in Architecture, Engineering, Building Construction or Business Management.
  • 5 - 8 years of relevant experience; Experience may be substituted for a degree on a year-for-year basis.
  • Registrations as an Architect or Engineer, and/or certifications by industry associations, such as the Construction Management Association of America (CMAA) or Project Management Institute (PMI) preferred but not required.

Key Skills and Competencies

  • Familiarity with program management, construction management, and development.
  • Knowledge of construction marketing concepts, procedures, and terminology.
  • A strong background in the composition of reports, proposals, technical correspondence and documentation.

Language Skills

  • Ability to read, analyze, and interpret complex documents.
  • Ability to respond effectively to the most sensitive inquiries or complaints.
  • Ability to write speeches and articles using original or innovative techniques or style.
  • Ability to make effective and persuasive presentations on controversial or complex topics to client top management, H.J. Russell corporate senior management, public groups, and/or boards of directors.

Mathematical Skills

  • Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry.
  • Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.

Reasoning Ability

  • Ability to apply principles of logical or scientific thinking to a wide range of intellectual and practical problems.
  • Ability to deal with nonverbal symbolism (formulas, scientific equations, graphs, etc.,) in its most difficult phases.
  • Ability to deal with a variety of abstract and concrete variables.

Specific vision abilities required by this job include close vision and color.
  • The noise level in the work environment is usually moderate.
