About the Role
We are seeking a highly skilled and motivated Senior Property Accountant to join our dynamic accounting team. This role is ideal for a financial professional who thrives in a fast-paced environment and is passionate about financial accuracy, operational efficiency, and client satisfaction. The Senior Property Accountant will manage a portfolio of properties and play a key role in financial reporting, compliance, budgeting, and process improvements. This role requires strong analytical skills, an ability to manage multiple priorities, and a commitment to excellence.
As a Senior Property Accountant, you will act as a liaison between property management teams and the accounting department, ensuring seamless financial operations. You will be responsible for preparing financial statements, reconciling accounts, and supporting audits and budgeting activities. Key Responsibilities
Property Accounting
- Prepare and review monthly, quarterly, and annual financial statements for assigned properties, ensuring accuracy and compliance with company policies.
- Record and reconcile journal entries, including accruals, prepaid expenses, and fixed assets.
- Ensure all property-level transactions, such as revenue, expenses, and tenant charges, are accurately recorded.
Client Success & Collaboration
- Serve as the client point of contact for assigned portfolio, addressing financial inquiries and ensuring client satisfaction.
- Collaborate with property managers to review financial results and improve property performance.
- Proactively resolve client concerns while maintaining the company’s trusted reputation.
Banking and Reconciliations
- Perform monthly bank reconciliations and resolve discrepancies promptly.
- Reconcile balance sheet accounts, including cash, accounts receivable, and accounts payable.
- Monitor and manage property cash flows to ensure sufficient liquidity.
Budgeting and Variance Analysis
- Assist in the preparation and review of annual property budgets and reforecasts.
- Conduct variance analysis to compare actual results against budgets, providing explanations for significant deviations.
- Work with property management teams to improve financial performance and cost efficiency.
Lease and Tenant Accounting
- Ensure tenant billings, including rent and additional charges, are accurately recorded and reconciled.
- Manage tenant security deposits and ensure proper accounting and compliance.
- Analyze and account for lease incentives, straight-line rent adjustments, and other lease-related transactions.
Audit and Compliance
- Support external audits by preparing schedules, reconciliations, and required documentation.
- Ensure compliance with company policies, GAAP, and relevant regulatory requirements.
- Identify and address internal control weaknesses, proposing improvements as necessary.
Process Improvement & Leadership
- Identify opportunities to improve accounting processes, workflows, and systems for greater efficiency.
- Assist in the implementation of new accounting policies and software upgrades.
- Provide mentorship and guidance to junior accounting staff.
Qualifications
Education & Experience
- Bachelor’s degree in Accounting, Finance, or a related field.
- 3 years of property accounting experience, preferably in a real estate or property management environment.
Technical Skills
- Proficiency in Yardi property management accounting software and Microsoft Office Suite.
- Strong understanding of GAAP and financial reporting standards.
- Familiarity with budgeting and variance analysis tools.
Soft Skills
- Strong analytical and problem-solving skills.
- Excellent communication and interpersonal abilities.
- High attention to detail and organizational skills.
- Ability to manage multiple priorities and meet deadlines in a fast-paced environment.
