Job Description: Senior Preconstruction Manager - Mission Critical
Location: Atlanta, GA (with travel)
Salary Range: $175,000 base excellent compensation package
Summary:
The Preconstruction Manager opening is a key leadership role on behalf of a top-ranked ENR general contractor responsible for the strategic pursuit and successful preconstruction management of mission-critical projects, primarily data centers, ranging in value from $250 million to $500 million across the United States.
This individual will lead the preconstruction process from initial pursuit through design development, estimating, value engineering, constructability reviews, and ultimately the successful transition to the construction team. The ideal candidate will possess a strong understanding of mission-critical infrastructure, exceptional client relationship skills, and a proven track record of securing and managing large-scale projects.
Responsibilities:
Business Development & Pursuit:
- Actively identify and pursue mission-critical project opportunities within the target market (data centers).
- Develop and maintain strong relationships with key clients, architects, engineers, and consultants in the mission-critical sector.
- Lead the development of compelling proposals, presentations, and qualifications packages to secure new projects.
- Participate in industry events and networking opportunities to build relationships and stay informed of market trends.
- Collaborate with the executive leadership team to develop and execute strategic pursuit plans.
Preconstruction Management:
- Lead and manage the entire preconstruction process for assigned projects, ensuring adherence to timelines and budgets.
- Develop detailed project scopes, budgets, and schedules during the preconstruction phase.
- Oversee the estimating process, ensuring accuracy and completeness of cost projections.
- Conduct thorough constructability reviews and identify potential risks and opportunities.
- Lead value engineering efforts to optimize project costs and maintain functionality.
- Manage the selection and engagement of design consultants and subcontractors.
- Facilitate effective communication and collaboration among all project stakeholders, including clients, architects, engineers, and internal teams.
- Develop and present preconstruction reports and presentations to internal leadership and clients.
- Ensure a smooth and efficient transition of project information and documentation to the construction team upon project award.
- Mentor and provide guidance to junior preconstruction team members as needed.
- Stay current with industry best practices, technologies, and regulations related to mission-critical construction.
Qualifications:
- Bachelor's degree in Construction Management, Engineering, or a related field, but not essential.
- Minimum of 12-15 years of progressive experience in preconstruction management, with a significant focus on mission-critical projects, specifically data centers and industrial projects.
- Proven track record of successfully pursuing and managing preconstruction for large-scale projects ($250M ).
- Deep understanding of data center design, construction methodologies, and critical infrastructure requirements (power, cooling, security, etc.).
- Strong network of contacts within the mission-critical construction industry.
- Excellent communication, presentation, and interpersonal skills, with the ability to effectively interact with clients, design teams, and internal stakeholders.
- Proficiency in preconstruction software and tools (e.g., estimating software, scheduling software, BIM).
- Strong analytical and problem-solving skills.
- Ability to travel extensively across the US as required.
- Demonstrated leadership skills and the ability to motivate and influence others.
Salary : $150,000 - $175,000
