Job Title: Project Manager
Reports To: President
FLSA Status: Exempt
Summary of Position: This position will manage the execution of projects in accordance with the Company’s project management processes. This includes developing, prioritizing, and submitting plans, budget, and methodologies across a range of key projects, including complex and critical projects. This position will monitor progress and performance against the project plan, identify and resolve operational problems and minimize delays. This includes evaluating and authorizing changes that significantly impact the scope, budget, or timeline of a project. In addition, the Project Manager will select and manage ongoing relationships with external contractors so that the Company receives high standards of service. As the company scales, Project Managers will also help evaluate and develop new Project Manager(s) and monitor and communicate changes in market conditions and emerging trends to company owners.
Education and Experience:
Associate’s degree in construction field or engineering plus 5-10 years’ experience in construction management, or the equivalent combination of education and experience.
Essential Duties/Responsibilities:
· Manages general operations of all single-family renovation and new construction projects.
· Provides supervision of safety, tasks, schedule, and quality control.
· Provides direction and leadership to field and administrative team.
· Generates subcontracts, tracks/issues owner and subcontractor change orders.
· Creates conceptual schedule and works with Superintendent to convert to a working schedule and manages schedule throughout project.
· Works with subcontractors and administrative team to provide close-out documentation.
· Ensures client satisfaction with honest and timely communication of schedule, change orders, and quality control.
· Manages general operations of all construction projects in their field of expertise.
· Provides communication of budget, change orders, schedule, and quality control.
· Provides feedback that is directly related to employee performance evaluations.
· Follows and enforces HSC safety rules and regulations.
· Collaborates with design team to effectively manage through changes or errors in design documents.
· Develops strong relationships with subcontractors and gaining trust by being fair yet holding them accountable.
· Develops a client base with integrity who appreciate mutually beneficial relationships.
· Manages/controls cost and profit of project and communicates changes monthly to accounting.
· All other duties as assigned.
Required Skills/Abilities:
· Microsoft Office efficiency (Outlook, Word, Excel, PowerPoint, and Project).
· Can negotiate in tough situations without damaging relationships.
· Is well organized and can effectively communicate in both verbal and written formats.
· Ability to manage multiple projects at once.
Work Environment/Physical Requirements:
· General office setting. Prolonged periods of sitting/standing at desk working on computer.
· Frequent visits to project sites; must be able to traverse worksites and withstand prolonged periods of walking, bending, and kneeling.
· Must be able to work in a variety of weather conditions and noise levels.
Job Type: Full-time
Pay: $80,000.00 - $120,000.00 per year
