County Building Inspector
Essential Duties and Responsibilities
· Review site plans for construction/development, conduct plans review of proposed structures, complete permit applications and issue permits, conduct scheduled inspections, complete associated paperwork, conduct unscheduled inspections, & issue stop work orders as required.
· Documents and maintains accurate records trade and certification specific residential inspections, actions taken, and regulatory efforts; prepares written reports and correspondence
· Meets and confers with contractors, builders, design professionals, and the general public to address concerns, code questions or building requirements, alternatives, and department policies and procedures
· Issues Certificates of Occupancy and closes-out permits after all final inspections cleared
· Maintains required CEUs to keep ICC certifications current
· Act as the zoning administrator and review and sign approval of parcel splits
· Completes paperwork for NPDES permits, reviews plans as approved by the regional GSWCC, conduct site inspections/complete reports, & enforce corrective actions.
· Coordinates and provides technical assistance to assist health department, county fire marshal, county development authority, district EPD personnel, tax assessor personnel, & Waco city.
· Represents the County in matters pertaining to construction with other entities in the administration of the building and development process
· Assist with issuing of new addresses
· Attends training classes and meetings as required
· Performs other related duties as assigned
Education Requirements
· High School Diploma (or GED) – OR – any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job
Experience Requirements
· Sufficient experience to understand the basic principles relevant to the major duties of the position, usually associated with work experience in the construction trades or having had a similar position for five years
Certification Requirements
· Possession of one valid/current certification from the International Code Council (ICC) as a Residential (Building, Electrical, Mechanical, or Plumbing) Inspector within 6 months of employment
· Possession of a valid State of Georgia driver's license (Class C) and a satisfactory Motor Vehicle Record (MVR). Ability to drive and operate the department’s assigned vehicles and equipment in a safe and efficient manner. Must keep this license current while employed
Skill Requirements
· Knowledge of laws, ordinances, construction codes, terminology, principles, policies, standards, and regulations related to the job
· The ability to read and accurately interpret construction and/or building plans, specifications, and reference materials
· Knowledge of safety processes and procedures
· Must have strong organizational abilities in addition to being detail oriented
· The skills necessary to effectively communicate verbally and in writing with the general public, property owners, field inspectors, fire and health officials, utility representatives, architects, engineers, planners, and developers as well as County Staff, Boards, and Commissions in a positive and productive matter
· Skill in operating various tools and equipment
· Knowledge of computers, word processing software, and job-related software programs
· Must be able to utilize basic to intermediate math skills including arithmetic and geometry
· The capacity to analyze facts, recognize problems, and formulate and implement viable solutions
· Ability to work independently and effectively manage a variety of projects and tasks
· Must be a team player with a firm, personal commitment toward the County and its success
