Job Description
Position Title: Grounds Maintenance Technician
Location: Harbor West Marina Village
Supervisors: Manager / Board of Directors
Primary Purpose: Assisting Property Manager in condominium operations. May include, but not limited to; grounds maintenance, facilities maintenance and addressing resident concerns.
Key Responsibilities:
· Assist Manager in all aspects of ground maintenance, to include lawn, flower beds, shrubs, mulched and stone areas, putting green, pond, stream and beach areas. This is to include pruning, weeding, beach grading and general clean up. Spring and Fall clean-ups as well.
· Assist in maintaining condominium facilities, to include all buildings, drainage systems, doors, alarm systems, signs, irrigation systems and storage locations. May include painting, light carpentry, masonry, power washing and sealing.
· Assist in preparing the complex for winter months by winterizing equipment, snow plowing and shoveling, installing snow stakes, snow fences (if necessary), and decorating for the Christmas season.
· Assist in preparation of the annual association picnic. This is to include one Saturday at the end of June. The 2025 picnic is tentatively scheduled for Saturday, June 28th.
· Assistant must communicate with all co-owners and guests in a respectful manner. Must report any major concerns and issues to the Manager. If a concern can be taken care of immediately, the Assistant should do so.
· Assistant will be the primary contact when Manager is on vacation. He or she will assume all on property responsibilities when Manager is away (outside of administrative/financial duties). This is to include on call availability.
Job Requirements:
· A valid driver’s license and reliable transportation are necessary to perform essential duties such as “on call” for responding to alarms, winter snow removal or any other matter requiring immediate attention.
· 40 hours a week. On call alternating weekends or as worked out between Manager and Assistant. * Time spent driving to and from HW property and on the property, during a weekend, will carry into the next weeks total hours worked.
· Possess the ability to perform a variety of landscaping and general maintenance tasks, including the mowing, trimming and blowing of Harbor West property. (Commercial mowing experience preferred).
· Snow plowing and shoveling in the winter months. (Plowing experience preferred).
· Willingness to learn new skills, such as; light carpentry, light electrical, small masonry repairs.
· Be able to communicate with all co-owners in a respectful manner.
· Willingness to work late if deemed necessary to complete a specific task. *Although not typical, Manager may ask if the work is of an urgent matter.
· Ability to lift 50 lbs
· Use of standard garden and power equipment.
· Knowledge of small engine repair/maintenance desirable
· Dress attire is casual but clean. Clothing should be free of anything political or vulgar in nature. Steel/hard toe shoes are advised.
Vacation: Assistant, upon employment, will receive one week of paid vacation. Two weeks after one full year. To be taken anytime, except for the week leading up to the last Saturday in June. This is to make sure the grounds are prepared for the annual association picnic. For 2025, this would be from Monday 23rd - Saturday 28th of June.
Weekends: Assistant will be on alternating weekends, with Manager, for “on call” availability. These are for emergency and urgent matters only. It is not expected you can always reach the property within minutes. Yet, you should be available by phone and be able to reach the property, if needed, within a reasonable time (generally within the hour). As noted previously, time will be reflected in the following weeks work hours.
