RESPONSIBILITIES
- Hold themselves accountable for their work performance, actions, and appearance.

- Collaborate with engineers, architects, etc. to determine the specifications of the project
- Obtain permits and licenses from appropriate authorities
- Hire subcontractors and other staff and allocate responsibilities
- Supervise the work of subcontractors, laborers, staff, etc. and give them guidance when needed
- Evaluate progress and prepare detailed reports
- Ensure adherence to all health and safety standards and report issue
- Assemble and distribute bid packages.
- Contact appropriate vendors and suppliers to obtain pricing information.
- Obtain scopes of work and quotations from subcontractors and vendors.
- Perform scope and price reviews to ensure complete coverage of the work.
- Review subcontractor and vendor quotes regarding scope, pricing, and schedule.
- Analyze and negotiate subcontracts, purchase orders, change orders, and subcontract/PO change orders.
- Prepare subcontracts, purchase orders, change orders, and other commitments
- Prepare agenda, take notes, and disseminate subcontractor coordination meeting minutes.
- Read and review the project's owner's contract.
- Review design drawings and specifications to identify potential issues.
- Generate and process RFIs.
- Prepare change orders to the owner's contract
- Develop and maintain the contract document logs (design drawings, specifications, ASI, etc.).
- Manage bid package addenda.
- Update and distribute documents such as design drawings, specifications, RFIs, submittals, potential change items, change orders, schedules, etc.

EDUCATION AND/OR EXPERIENCE
- Minimum requirements of an Associates of Science (A.S.) of a Bachelor of Science degree in Construction Management or related field
- 3 years of broad experience in the construction field
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, procedure manuals, shop drawings, and submittals.
- Ability to speak effectively before clients, co-workers, and subcontractors.
- Ability to apply concepts of basic algebra and geometry.
- Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
- Ability to write routine reports and correspondence.

Pay: $60,000.00 - $65,000.00 per year
