The Facilities Manager oversees the Resort facilities and daily operations including the maintenance staff. Works in close coordination with the Office Manager. Supports both the day-to-day functions of the Resort and the long-term planning within budgeted guidelines and service expectations set by the Board of Directors. The Resort Facilities Manager is responsible for the ongoing requirements, policies, compliance with regulations and Resort policy and procedures.

Position requirement is that the Facilities Manager must reside full time within the Havasu RV Resort.

  • Review past income & expense statements and develop future budgets with assistance of the Office Manager, Staff and Treasurer.
  • Analyze monthly financials and track associated payroll, adjust and plan as needed.
  • Complete quarterly Capital Expense tracking report and submit to the Board of Directors for review and approval to be posted on the Resorts website.
  • Oversee all purchasing and expenses to maintain the Resort’s overall operation, including equipment, cleaning supplies, landscaping, plant replacements and repair maintenance materials. Manage maintenance supply inventory while adhering to budget requirements.
  • Interview maintenance applicants, train maintenance personnel, assign duties, performs annual performance reviews and provide counseling, performance improvement plans or termination in accordance with State & Federal HR laws.
  • Assure staff adheres to policies per Havasu RV Property Owners Association Employee Handbook.
  • Maintains and enhances owner and guest focused culture in all areas of responsibilities.
  • Ensures all Owners, Guests and Contractors comply with all Resort rules and regulations making daily rounds to assure compliance.
  • Assist office staff as requested by the Office Manager.
  • Conduct RV inspections on incoming RV’s to assure compliance with standards outlined in Governing documents.
  • Work closely with Architectural Control Committee
  • Record water usage monthly.
  • Record & complete weekly lift station inspection.
  • Assure annual maintenance of the lift station and back-up generator is completed.
  • Has overall responsibilities safety and security of the Resort.
  • Hire and oversee outside security services and review of their daily reports.
  • Ensure all cameras, entrance gates and emergency exit gates are maintained and operational.
  • Change all of the entrance gate codes annually or as needed.
  • Monitor start times, parking, noise complaints, job site conditions, etc as outlined in HRVR Contractor Rules.
  • Assure Contractor’s meet the required insurance requirements and maintain applicable licenses.
  • Ensure all pool equipment is in good working condition.
  • Oversee pool service company and assure they perform chemical testing and cleaning in compliance with County, State & Federal requirements.
  • Manage irrigation system and timers, landscaping trimming, water feature maintenance, pump repair, algae control and leak testing.
  • Resort trash pickup six days per week and transport to the landfill.
  • Maintain all Resort equipment including the truck, trailer, tractor, golf carts landscape power equipment and hand tools.
  • Maintain building plumbing, electrical, HVAC system and filters, water softeners and solar systems.
  • Maintain the cleanliness of streets and grounds including necessary sweeping and landscape raking.
  • Repair of utilities infrastructure.
  • Ability to work independently. Requires the ability to analyze complex problems, evaluate alternatives and make sound decisions as to a course of action.
  • Practices safe work habits at all times with strict adherence to all federal, state and local codes.
  • Ability to effectively use computer for Word, Excel and records management is required. Must possess skill in utilizing computers and other office equipment in composing correspondence, managing filing systems, gathering and summarizing information and in planning, organizing, prioritizing and continuing assignments.
  • Requires knowledge of and experience in general accounting principles. Ability to work within departmental budgets. Ability to purchase supplies and equipment.
  • Ability to read, analyze and interpret general business periodicals, professional journals, technical procedures and governmental regulations. Ability to write reports, business correspondence and procedure manuals. Ability to effectively present information and respond to questions from managers, employees, Owners, guests and the general public.
  • Ability to communicate effectively both verbally and writing and in writing. Must possess sufficient written and verbal communication skills to interact with a diverse general public, Owners, guests, co-workers, employees, vendors and agencies in a professional manor while developing rapport and enhancing business relationships.
  • Must have legible handwriting.
  • Must possess conflict resolution skills.
  • Ability to effectively communicate and delegate goals and work plans to staff.
  • Ability to provide quality customer service and ensure that staff members are providing quality customer service.
  • Good manual and physical dexterity in combination with good physical fitness.
  • Ability to react calmly and quickly in emergency situations. Requires certification in Basic First Aid, CPR and AED operation.
  • Must possess a valid driver’s license and have a clean driving record for the past 5 years.
  • Ability to lift heavy objects weighing up to and in excess of 50 pounds.
  • Provides a positive and helpful attitude towards all our Owners, guests and employees.
  • Support the HRVR policies and procedures.
  • Support the harmony and goodwill within the Resort.
  • Be an effective team leader and motivator for employees.

Job Type: Full-time

Pay: $65,000.00 - $75,000.00 per year
