Hayes Property Co is looking for an experienced Assistant Maintenance Technician to work at two of its apartment communities in Pacific & Wentzville, MO. Candidate must have a good work ethic, positive attitude, and be fluent in English. Candidate without apartment maintenance experience or equivalent trade experience will not be considered. The Assistant Maintenance Technician will be responsible for the property's overall property maintenance. This includes completing unit turns and resident work orders in a timely and accurate manner as well as managing any capital projects for the properties.
Job Responsibilities:
·General - Painting, carpet, flooring, and miscellaneous repairs inside apartments.
·Electrical - Installs electrical conduit, wiring, switching devices, controls, outlets, fixtures, motors, and other such equipment. Also must be able to adjust, repair, and replace electrical relays.
·HVAC - Includes diagnosis, repair, replacement, and installation of HVAC systems.
· Appliance - Includes repair, replacement, and installation of major household appliances such as refrigerators, dishwashers, stoves, washer and dryers, hot water tanks, and air conditioners.
· Plumbing - Includes repair, replacement, and installation of faucets, pipes, hot water tanks, toilets, garbage disposals, dishwater, and washing machines
· Must be able to complete work orders and repairs in a timely and accurate manner based on priority.
· Maintain and report inventory of tools and supplies.
· Report daily updates to Director of Property Management.
· Perform light landscaping and grounds keeping work as needed.
· Adhere to the employee handbook & policies as given or revised.
Job Qualifications:
· Minimum one year experience in multi-housing maintenance work, which involves HVAC, electrical, and plumbing.
· HVAC Certification and experience is preferred. Training available.
· Residing within 20 min of properties is preferred.
· Must be a self-starter who can work independently with minimal supervision or in a team environment.
· Ability to work evenings, weekends, on-call, and holidays as needed.
· Must be able to stand for long periods of time.
· Frequent bending and kneeling.
· Be able to lift 100 pounds without assistance.
· Successfully pass a drug test and background screening
· Must be fluent in English
