We are seeking a dedicated and proactive part time Apartment Manager to oversee the daily operations of our residential community. This role requires a blend of administrative expertise and knowledge of residnetial property management to ensure the smooth functioning of the property.
Responsibilities
- Manage all aspects of apartment operations, including leasing, maintenance, and resident relations.
- Conduct regular property inspections to ensure compliance with safety and quality standards.
- Oversee tenant onboarding processes, including lease agreements and move-in coordination.
- Maintain accurate records through data entry and management of tenant files.
- Implement marketing strategies to attract new residents and retain current tenants.
- Negotiate contracts with vendors and service providers to ensure optimal pricing and service delivery.
- Ensure compliance with Fair Housing regulations and Low-Income Housing Tax Credit (LIHTC) requirements.
- Address resident inquiries and concerns promptly to maintain high levels of satisfaction.
- Collaborate with maintenance staff to coordinate repairs and upkeep of the property.
- Prepare reports on occupancy rates, financial performance, and operational issues for upper management.
Qualifications
- Proven experience in property management or a related field is preferred.
- Strong sales skills with the ability to effectively market properties and close leases.
- Familiarity with residential property management administrative tasks and legal requirements in property management.
- Knowledge of Computerized Maintenance Management Systems (CMMS) is a plus.
- Understanding of Fair Housing regulations and LIHTC compliance is essential.
- Excellent data entry skills with attention to detail for accurate record keeping.
- Strong negotiation skills for managing contracts with vendors and service providers.
- Ability to work independently while also being an effective team player in a collaborative environment.
- Exceptional communication skills, both written and verbal, for interacting with residents and staff.
