Overview of the Role
The Maintenance Technician will be responsible for performing a wide range of maintenance tasks, including repairs, upkeep, and custodial work. This role is ideal for individuals with a strong background in maintenance and repair practices and techniques.
- Completing work orders efficiently and effectively.
- Participating in grounds work, including snow removal and lawn care.
- Maintaining common areas, including offices, maintenance rooms, and hallways.
- Notifying management of potential major repairs.
- Replacing outside lights, hallway lights, and common area lighting.
- Cleaning and replacing air conditioner filters.
- Familiarity with water and gas meter cutoffs, apartment and fixture cutoffs, and sewer cleanouts.
- Performing light electrical repairs, including appliance and fixture work.
- Performing light plumbing work, including stoppage clearing and fitting replacement.
- Replacing broken items, including glass, tile, carpet, and fixtures.
- Painting interior and exterior spaces.
- Carpentry work, including door fitting and shelving installation.
- Assisting with custodial work, including sweeping, mopping, and trash emptying.
- Repairing concrete, masonry, roof, and fencing as needed.
- Performing limited extermination services as required.
- Communicating resident needs to management.
- Performing minor routine maintenance and repair, including drywall repair and hot water boiler repair.
- Ensuring secure storage areas and adequate lighting.
- Supporting apartment move-in and move-out inspections and unit turnover.
Requirements:
- High school education or equivalent.
- Sufficient experience to provide strong working knowledge of maintenance and repair practices and techniques.
- Minimum of 3 years of equivalent level experience, preferably in similar setting.
- A minimum of one year experience in a customer service related industry and one year apartment maintenance experience combined.
- Personable and trustworthy.
- Show concern for a work safety program.
- Willing to pitch in and work in areas other than strictly repair maintenance (i.e., janitorial, custodial, gardening, painting, etc.).
- Must have or be able to attain/maintain Certificate for Apartment Maintenance Technicians (CAMT) or similar certification.
- Ability to lift 50 pounds.
- Bilingual in English/Spanish may be required depending on resident demographic needs.
- Provide own hand tools.
- Vehicle, insurance and good driving record.
