Job Summary:
The Project Manager is responsible for managing projects overall, including but not limited to subcontractors, suppliers and consultants. The Project Manager is tasked with identifying issues and variances and taking corrective actions, as well as providing detailed and timely reporting, so that each project meets its timetable and exceeds target margins and profits.
Essential Duties and Responsibilities:
- Plan, organize, and direct activities concerned with the electrification and weatherization of residential structures.
- Review project proposal to establish work plan and manage contractors to ensure project progresses on schedule and within budget.
- Work with the team and develop construction schedules; processing of submittals, RFI’s, change orders, closeout documents; ensuring compliance with plans and specifications, and other contract documents.
- Establish and maintain effective communications with the admin, management team and subcontractors on assigned projects.
- Coordinate and conduct weekly meetings on program progression.
- Responsible for overall project schedule and milestones and work-ahead schedules.
- Review and verify financial aspects of job costs including change orders, applications for payment, contractor and supplier payments, equipment rentals, back charges, etc.
- Hiring and scheduling of subcontractors, material buyout, and job cost tracking.
- Inspect and review projects to monitor compliance with building and safety codes, and other regulations.
- Prepare contracts and negotiate revisions, changes and additions to contractual agreements with suppliers and subcontractors.
- Prepare and submit budget estimates and progress and cost tracking reports.
- Develop and implement quality control programs.
- Other duties as assigned.
Qualifications:
- Bachelor’s degree in Engineering or Construction Management with a minimum of 5 years’ relevant experience or High School/GED degree with 10 years of relevant experience.
- Must have a working knowledge of OSHA standards
- Must have a valid California Drivers License with a clean DMV record.
- Familiar with current building codes, Title 24 requirements and other industry recognized performance standards.
- Must be proficient in and be able to communicate through, MS Office (Outlook, Word, and Excel)
- Knowledge of Microsoft Project a plus.
- A flair for detail and high quality performance expectations.
Physical Demands:
While performing the duties of this job, the employee is frequently required to sit, reach, push, pull, walk, climb, crawl, and climb ladders. The employee may also on occasion be required to lift objects up to 80 pounds.
Salary : $66,560 - $68,000
