The Assistant Purchasing Agent is to support the Purchasing Manager in the acquisition of all approved materials that allows View Homes to achieve its profit and growth goals; to facilitate the flow of information from the Purchasing Department to the rest of the company in general, as needed.

Reporting: The Assistant Purchasing Agent will report to the Purchasing Manager.

AUTHORITY: The following are granted to the Assistant Purchasing Agent
· To track cost, quality and delivery standards.
· To exercise the responsibilities and perform the day-to-day duties of this position, within the guidelines provided by the company’s Employee Manual and Operations Manual.

PRINCIPAL DUTIES:
The following duties are performed by the Assistant Purchasing Agent:
· Review all budgets and Purchase Orders prior to issue. Verify agreed pricing schedule.
· Review materials variance reports and adjust as needed.
· Review and correct each budget item for accuracy and field compliance.
· Problem solve and eliminate variances through ongoing communication with field personnel and trade partners
· As requested, participate in the design and costing of new models.
· Continually explore innovative products, techniques, and changes in the new home building industry.
· Provide sales department with pricing requirements and technical support.
· Ensure that all vendors and subcontractor packets are up to date including, COI, W-9 etc.
· Ensure that all Change Orders, Incentives and/or Custom Change orders are processed through appropriate software and distributed to appropriate Suppliers, Sub-Contractors and internal customers with in 24-hour timeline.
· Ensure that all vendor files are complete and accurate
· Ensure that all POs are reviewed and reconciled at closing.
· Create Misc. POs upon request.
· Maintain proper files for accounting of change orders and incentives on each home

PERFORMANCE REQUIREMENTS:
The following are required of the Assistant Purchasing Agent:
· Control direct costs to within 1% of budget.
· Reduce VPO costs by 5% per quarter.
· Maintain costs per square foot to within 1% per quarter
· Provide all start package information required (change orders, etc.) in a timely fashion to allow for plan production and start pkg distribution
· Process VPO entries and reports so pertinent data can be reviewed, and appropriate budget adjustments implemented
· Update all WIP budgets with any changes requiring PO variances
MINIMUM QUALIFICATIONS:
The following are expected of the Assistant Purchasing Agent:
· Strong knowledge of Purchasing Processes.
· Ability to navigate Office programs Excel, Word and PDFs
· Ability to work and interact with departments throughout the organization
EXPERIENCE: Minimum one year experience in a purchasing dept. or equivalent and or Construction industry.
EDUCATION: Minimum two years college, professional or vocational training in this field, or exceptional direct experience.
EEO/OSHA/ADA: Able to manipulate and use CRT/screens, keyboards, mouse/pointing devices, etc., associated with contemporary computers. Able to sit or stand for extended periods of time.

Pay: $60,000.00 - $70,000.00 per year
