Position Summary:
Hillwood Communities is seeking a Development Manager to join its growing business in Austin, TX. The position will initially concentrate on providing front end development support to a Development Leader and Project team.
Responsibilities:
Pre-Construction:
- Interface with land planners, civil engineers, landscape architects, city/ county officials and other governmental entities and homebuilding client team members.
- Assist with design phase (Planner, Civil, Environmental, Geotech, Architect, Structural and Landscape)
- Assist in negotiating and manage contracts with consultants including land planners, engineering firms, environmental consultants and landscape architects.
- Coordinate and manage all Phase I Environmental Surveys, geotechnical studies and other site related documentation requirements.
- Understand and assist with entitlement process and amendments, as needed
- Conduct design review meetings with all design consultants
- Manage the design process overseeing all land planners, engineers, and landscape architects
- Orchestrate and complete off-site issues, if needed
- Oversee preliminary design through final plat acceptance
- Refine schedule/organize fast track method with city/design team
- Analyze, recommend and coordinate value engineering opportunities
- Manage Development Schedule and Budget
- Refine development budgets, schedules, and market assumptions for the financial model
- Review and approve monthly invoices from consultants and vendors
- Coordinate with Hillwood team for overall project strategy
Construction:
- Work with local jurisdictions to expedite permitting
- Finalize pricing/ bids into schedule of values as basis for contract amount
- Review and finalize construction contract
- Attend weekly job meetings and monitor job progress
- Maintain critical relationships with local government personnel through construction process
- Negotiate dry and wet utility connections, relocations, and costs as needed
- Review and process monthly contractor pay-applications
- Review monthly cost reports
- Prepare Substantial Completion packages for homebuilder clients
- Conduct post-construction lesson learned discussion as needed
Project Financing:
- Assist and help manage development related project budgets, as needed
- Provide assistance on loan closing checklists as needed
- Work with the team to create bank budget and cash flow assumptions
- Supervise the assembly of development due diligence information for Appraiser and Lender
- Re-certify surveys, geotech, environmental, etc. to bank as required
- Track and complete post-closing issues as required
- Assist Accounting to complete monthly bank draws and development cost tracking models as necessary
Required Skills and Abilities:
- Firm knowledge of design, construction, development and project management.
- Organization and detailed oriented with the ability to prioritize and manage differing needs of the specific projects.
- Strong interpersonal skills with the ability to interact with the project team, engineers, contractors, and governmental officials.
- Excellent communication and time management capabilities.
Education and Experience:
- Bachelor’s Degree required; specifically, in Construction Management, Civil Engineering, Landscape Architecture, Real Estate Development or related field.
- Minimum of 4-5 years of project development, management or construction experience.
- PE License preferred but not required.
- Municipal Utility District knowledge and experience is a plus.
