Property Manager

Job Description:

We are working with a company in Virginia Beach that is looking for a Commercial Property Manager to oversee Class A properties in Hampton Roads. The Property Manager will oversee daily operations, manage tenants, handle maintenance, and ensure financial performance while also ensuring compliance with regulations and maximizing property value.

Specific responsibilities Include but are not limited to:

• Responsible for maintenance request
• Ensure that the interior and exterior of properties are maintained in a professional and marketable condition.
• Perform regular property inspections in order to take a pro-active approach to keeping the buildings in top condition.
• Supervise, train and motivate building maintenance staff
• Develop working relationships with tenants by communicating promptly with requests and solving problems to assist in tenant retention.
• Ensure the tenant services are provided according to all lease documents
• Oversee the selection of bid acquisitions and vendor selections
• Oversight of building improvements
• Provide estimates for the annual budgets
• Take a proactive approach to minimizing operating expenses, especially costs, when appropriate
• Develop and implement operating budgets for each property with an emphasis on cost containment
• Annual expense reconciliations
• Review all building invoices for accuracy and appropriateness, with significant emphasis on utility bills to ensure tenants are being billed appropriately for their utility usage

Requirements:

• At least 5 years of experience in property management or other related fields
• Proficiency in Microsoft Office, especially Excel
• Familiarity with real estate contracts and leases
• Driver's License (Required)

Job Type: Full-time

Pay: From $60,000.00 per year
