Job Description:
- Rent Adjustments: Process rent adjustment requests in line with established procedures, including verifying documents, entering data, and updating records.
- Budget Management: Monitor and manage site budgets to align with financial guidelines.
- Financial Operations: Ensure compliance with internal financial controls and policies. Post charges such as work orders and late fees in the system and generate notices for residents.
- Expense Oversight: Track and manage expenses to maintain spending within budget.
- Reporting: Prepare and submit detailed reports following established protocols.
- Problem-Solving: Support organizational goals by taking ownership of tasks, exploring innovative solutions, and contributing added value to operations.
- Maintenance Coordination: Log resident complaints, promptly dispatch maintenance staff, and oversee general repairs and maintenance tasks.
- Tenant Relations: Counsel residents on lease compliance, address delinquent payments, and resolve related issues professionally.
- Team Leadership: Directly supervise two employees, participate in interviews, make hiring recommendations, and provide guidance for team success.
- Valid Virginia Driver’s License; must pass a criminal background check and drug screening.
- Availability to use a personal vehicle for local travel and pick-up tasks.
- Strong understanding of Authority policies and procedures related to property management.
- Knowledge of HUD rules and regulations specific to property management.
- Familiarity with relevant laws and standards, such as Fair Housing Laws and Landlord-Tenant Law.
- Comfortable working indoors and outdoors, with occasional physical exertion during site visits and inspections.
- Willingness to travel to meetings, conferences, and workshops in other cities as needed.
