Position Summary:
We are seeking a skilled Maintenance Supervisor to oversee maintenance operations within our facilities. The ideal candidate will be dependable, detail-oriented, and possess strong technical skills in trades such as carpentry, plumbing, electrical work, and pool maintenance. Leadership capabilities and experience with administrative responsibilities, including scheduling, are essential for this role.
Duties
- Perform regular inspections of facilities to identify maintenance needs and issues.
- Prepare weekly maintenance plans and work with the building manager to prioritize work.
- Recruit and manage tradespeople during installation, repair, or maintenance work (e.g., electrical or plumbing).
- Inspect and maintain building systems, including heating, ventilation, and pool facilities.
- Assist in creating and adhering to the maintenance budget.
- Monitor supplies of materials and equipment.
- Aid in coordinating renovation projects.
- Uphold quality standards and comply with health and safety regulations.
- Dedicate a minimum of 40 hours per week, typically scheduled from 6:00 AM to 3:30 PM, Monday to Friday, with potential for extra hours as necessary.
- Oversee maintenance tasks for all building elements, including HVAC, electrical, plumbing, fire monitoring systems, and emergency generators.
- Conduct proactive inspections of the building, common areas, landscaping, and amenities.
- Examine mechanical equipment and perform repairs as needed.
- Implement and maintain a monthly preventative maintenance program.
- Inspect completed vendor repairs for quality and safety.
- Maintain an inventory of tools and supplies.
- Ensure common areas are clean and well-maintained daily.
- Conduct daily property inspections to identify concerns related to damage, cleanliness, security, and lighting.
Requirements
- Proven experience as a maintenance supervisor or in a similar role.
- Technical understanding of building systems (electrical, HVAC, plumbing, and pool maintenance).
- Knowledge of health and safety protocols and regulations.
- Experience in budgeting and performance management.
- Excellent planning and leadership skills.
- Attention to detail.
- Proficiency in computer applications.
- Strong communication and interpersonal skills.
- High school diploma; a degree from a vocational school is advantageous.
- Preferred professional certifications (e.g., CPO, CMRP, or HVAC certification).
- Valid driver’s license and reliable vehicle with insurance.
