Description

The Leasing Consultant supports this mission by promoting the community and the rental of apartments using a resourceful and gracious manner. The Leasing Consultant assists current residents with their needs and works closely with other office personnel in a customer service environment. The Leasing Consultant will be expected to effectively communicate the benefits of the community and rent apartments to prospective tenants entering the community. This position requires strong organizational skills and flexibility is a must because an ordinary day can change very quickly.

Essential Duties and Responsibilities include but are not limited to the following:

  • Maintain a professional image at all times in all weather conditions
  • Ability to learn the products, apartment benefits and communicate with prospective tenants
  • Possess confidence in themselves and products to be successful in this position
  • Strong and effective telephone skills
  • Ability to handle objections with unhappy tenants or prospects
  • Social Media management
  • Marketing of apartments
  • Coordination of community events
  • Working both in person and virtually with prospective residents
  • Customer service for 308-unit apartment community
  • Strong customer service skills
  • Must be available to work evenings and weekends
  • Excellent customer service skills
  • Able to effectively and professionally communicate both orally and in writing, including over the telephone
  • Possess general office and keyboarding skills
  • Able to follow company procedures regarding proper key control
  • Able to handle and receipt cash
  • Able to learn and explain the terms of the lease
  • Able to learn and use various software programs
  • Able to comprehend and complete various reports on a weekly basis
  • Able to work with multiple projects simultaneously
  • Ability to grow into and learn other skills of the real estate industry
  • Leasing agent will be assigned tasks that benefit the property, and this may require that the agent works outside the office in vacant apartments or on the grounds of the property

 

Holladay Benefits Summary

Paid Time Off Eligible after 90 days Year of hire:

Associates are given a prorated portion of 15 days (120 hours) depending on hire date. Those hired after October 1 of a year will be eligible to use PTO (Paid Time Off) in the following calendar year after 90 days of continuous employment. PTO is granted as follows:

- Year 1 through Year 5: 15 Days (120 hours)

- Year 6 through Year 19: 21 Days (168 hours)

- Year 20 and Over: 25 Days (200 hours)

Special Gift Time

Associates are gifted an additional four (4) days off between Christmas Eve and New Year's Day.

Life Insurance - Equitable Insurance

1 x annual salary up to $50,000 in life insurance is given to eligible employees. This insurance policy ends when an employee terminates from Holladay's employ. This benefit is at no cost to the employee so they must complete the beneficiary information on the enrollment form. Full-time employees become eligible after their 1st 90 days of continuous employment.

Long Term Disability - Equitable Insurance

This benefit is at no cost to the employee. Holladay picks up the cost of the entire premium. The amount received is based on the amount you earned before your disability. The elimination period is 180 days. Full-time employees become eligible after 90 days of continuous employment.

Health Insurance - Lucent - Eligible first of month after 30 days.

Our health insurance provider is Lucent using the Cigna network. Open enrollment is in November, but that month is subject to change. Also, please note once an employee is on the insurance plan, they can get off only due to a "qualifying event" (details in book) or at the end of the year. Once off the health plan, an employee can only get back on if there is a qualifying event.

Vision Insurance Delta Vision - Eligible first of month after 30 days.

Holladay offers employees access to affordable vision care through Superior Vision. This plan is a voluntary benefit and 100% employee paid. For costs, see 2025 Summary Benefits Plan booklet.

Dental Insurance - Delta Dental of Indiana - Eligible first of month after 30 days.

Holladay offers access to affordable dental care through Delta Dental. This plan is voluntary and 100% employee paid. For costs, see 2022 Summary Benefits Plan booklet.

AFLAC Benefits

Open enrollment is offered once a year in June with policies effective in July. Previous policies have included short-term disability, accident, cancer, heart and dental policies. Premiums are through payroll deduction and policies are an optional benefit for employees.

401K Plan Standard Eligible to enroll after 90 days

An employee may participate in the 401K plan after completing three (3) months of employment on the next quarter's enrollment date. Employees are automatically enrolled in the 401K plan at 4% if they do not decline participation. Holladay does have a match, which is 1% up to first 4% (calculation is wages earned per pay period x 4% divided by 4. If an employee defers less than 4%, then that percentage is used in the calculation).

Qualifications


  • Must have a valid driver’s license and DMV record acceptable to the company’s liability insurance carrier
  • Must not pose a threat to the safety and health of himself/herself or others
  • Able to read and follow instructions, warnings, procedures, etc.
  • Able to show vacant space, inspect grounds and facilities in adverse weather conditions (rain, snow, heat, cold, etc.)
  • Must be able to keyboard and use a mouse
  • Close vision and the ability to adjust focus is required
  • While performing the duties of this job, the employee is regularly required to speak, see, hear, and handle items and communicate on the phone.

Compensation:

The Leasing Consultant compensation will be based on experience and qualifications.  This range is subject to local, state, and regional dynamics and may be adjusted up or down depending on market conditions.

Physical Demands:

  • Able to sit at a desk for up to 6 hours
  • Able to climb 3 flights of stairs several times a day inspecting apartments or hallways
  • Employee is required to stand, walk, sit, and must occasionally reach, stoop, kneel and crouch
  • Close vision and the ability to adjust focus is required
  • While performing the duties of this job, the employee is regularly required to speak, see, hear and handle items and communicate on the phone.
  • Able to maintain mobility to complete job tasks in adverse conditions (rain, snow, heat, cold).

Supervisory Responsibility:

  • This position does not have any supervisory responsibility

Promotional Opportunity:

Associates with more than twelve (12) months of service may request consideration to transfer to other jobs as vacancies become available and will be considered along with other applicants. To be considered, Associates must have a satisfactory performance record and have no disciplinary actions during the last twelve (12) months. Management retains the discretion to make exceptions to the policy.
