Green Light and Home First Development are driven and collaborative values-based developers and owners of affordable housing. We currently have 550 stabilized units under management, another 130 units in lease-up, 250 under construction, and 400 units in development. We are seeking an Associate Asset Manager to support our Asset Management team based in Portland, OR, and our growing portfolio across the state.


The Asset Management team is driven to enhance the lives of our residents, create authentic partnerships with our stakeholders, and meet the financial goals of ownership. This position is designed to offer schedule flexibility, including remote work opportunities, with the expectation of at least two in-person office days per week.


Duties

  • Work with the Asset Management Team to develop tools and systems for monitoring, maintaining, and improving assets during all phases of development
  • Assist with administrative duties related to the Asset Management team
  • New Building Delivery:

-Coordinate property tax exemption applications

-Coordinate service agreements (utilities, fire protection, security cameras)

-Coordinate with contracted PM on Affordable Fair Housing Marketing Plans, OHCS Management Agent Packets, Management Plans, Tenant Selection Plans, and comps

  • Stabilized Operations:

-Track project rent and utility allowance schedules and regulatory agreements

-Coordinate property insurance initial coverage, annual renewals, and claims tracking

-Coordinate and track annual reporting to local, state, and federal entities, including Oregon Housing and Community Services, City of Portland, IRS, and bond holders

-Create and distribute monthly, quarterly, and annual reports for ownership, including lease-up absorption, property financials, and capital needs

-Conduct property site visits


Skills and Experience

  • Degree or Certificate in a related field preferred but not required. Work experience in either asset management or property management may be substituted
  • Experience in affordable housing preferred
  • Ability to drive to and conduct walking inspections of the portfolio of scattered properties throughout the state required
  • Proficiency with standard Microsoft Office Suite of applications required
  • Excellent written and verbal communication skills 


Compensation:

Salary range: $75,000 - $85,000
