Job Overview
We are seeking a dedicated and experienced Property Manager to oversee the daily operations of our residential properties. The ideal candidate will possess strong administrative skills and a passion for customer service, ensuring that our tenants have a positive living experience. This role involves managing property leasing, maintenance, and tenant relations while adhering to all regulatory requirements.
Responsibilities
- Manage all aspects of property leasing, including marketing available units, conducting showings, and processing applications.
- Maintain accurate and organized files and contracts related to property management activities to ensure compliance with local, state and federal agencies.
- Provide exceptional customer service to residents and address any inquiries or concerns promptly.
- Oversee property maintenance and coordinate repairs with vendors or maintenance staff.
- Solicit bids for maintenance and property projects and submit them for approval.
- Implement conflict management strategies to resolve tenant disputes effectively.
- Ensure compliance with local, state, and federal regulations, including LIHTC (Low-Income Housing Tax Credit), HUD and USDA requirements when applicable.
- Conduct regular inspections of properties to ensure they are well-maintained and meet safety standards.
- Prepare and manage budgets for property operations while monitoring expenses.
- Manage staff and collaborate with corporate teams to set rental rates, oversee the rent increase process, and lease renewals.
- Resolve resident concerns in a timely and professional manner in accordance with company policies.
- Ensure proper collection of rent and legal processes for non-payment.
- Actively participate in screening, interviewing, hiring, on-boarding and management of employees.
Qualifications
- Affordable Housing experience Required – Low Income Housing Tax Credit, HUD/HAP, USDA Rural Development
- Proven experience in property management or a related field.
- Strong administrative skills with attention to detail in managing files and contracts.
- Excellent phone etiquette and communication skills for effective tenant interactions.
- Ability to handle conflict management situations with professionalism and tact.
- Knowledge of property leasing processes and relevant regulations is essential.
- Customer service-oriented mindset with a focus on tenant satisfaction.
