Job Description
Position Title: Occupancy Specialist
Position Clarification: Permanent/Full Time
Working Hours: 8:00 A.M. to 4:30 p.m. Monday thru Friday with one hour for lunch. Additional hours may be necessary on occasion.
Job Summary:
The Occupancy Specialist /Intake Specialist shall record all Occupancy records, take applications, complete and keep updated all tenant files, complete re-exams on time and perform other general office duties. General office skills are necessary along with typing and computer experience; the ability to work with figures accurately and efficiently; the ability to handle cash; the ability to greet the public and answer the telephone in an intelligent, friendly manner. The Specialist should possess good verbal communication skills and have the ability to communicate with tenants of all ages. The immediate supervisor for this position is the Deputy Director.
Duties and Responsibilities:
1. Work the front desk, answer the telephone in a polite manner, take messages and make appointments
when necessary.
2. Take applications for Section 8 and Public Housing. Maintain a file on all applicants.
3. Determine Tenant eligibility according to HUD guidelines and notify applicants of their eligibility.
4. Make leasing and contract arrangements with landlords.
5. Prepare and maintain forms, letters, notices, with reports dealing with applicants, certified and recertified tenants and landlords.
6. Review applications, verify incomes, conduct briefings and issue vouchers for Section 8 Housing.
7. Review applications, and verify incomes for Section 8 applicants.
8. Make appointments for Housing Quality Standards inspections for Section 8 and Move-in/Move-out inspections.
9. Provide assistance in locating prospective units and provide information to those applicants who need assistance.
10. Make monthly housing assistance payments and maintain necessary records of such payments.
11. Assist in implementing new procedures affecting the Section 8 Program due to new Federal guidelines.
15. Perform all other duties assigned by the Executive Director or Deputy Director.
