Position Overview:
Under Housing Catalyst's mission, this position advances affordable housing development by overseeing property management operations, maintaining resident relations, and ensuring compliance with housing programs. It includes active involvement in projects, financial management, regulatory compliance, maintenance, and marketing efforts. Key responsibilities are building trust, fostering honest communication, prioritizing service, and ensuring accountability. The position emphasizes integrity, adaptability, and openness within the public and affordable housing sector. Essential qualifications include proficiency in Low-Income Housing Tax Credits (LIHTC), HUD regulations, Yardi software, and financial acumen encompassing accounts payable/receivable, balance sheets, and profit/loss statements.
Key Responsibilities:
- Market, lease, collect rents, develop tenant relations, provide and post accurate and timely property communications, and budget and finance reports.
- Responsible for annual recertification paperwork, notification, and completion.
- Interpret and explain rules and regulations governing program requirements and rights to applicants or residents.
- Routinely walk the property, coordinate with supervisor, maintenance, housing staff, and vendors to ensure property condition is maintained, submit work orders, and tag/tow vehicles.
- Ensure Lease, Community Policy, and Addendums are current and legal.
- Achieve property occupancy and retention of target goals.
- Respond and document tenant complaints appropriately.
- Promote teamwork and a positive environment.
- Adhere to company policies, procedures, and standards, act with an appropriate sense of urgency and accountability, correctly handle confidential information, and maintain professional relations and boundaries with those contacted during work.
- Understand and comply with all laws, regulations, and requirements regarding Tax Credits, Housing Choice Voucher and Public Housing, Section 8 programs, Fair Housing Laws, etc.
- Follow all vacant unit turnover procedures.
- Tactfully communicate lease noncompliance violation and initiate eviction action upon conferring with the manager, staff, tenant, and legal counsel.
- Participate in training and educational opportunities for ongoing professional development.
- Maintain regular and prompt attendance in the workplace.
Qualifications:
Education and Experience:

- Bachelor's degree in relevant field
- Experience: minimum 1 year of experience in property operations or housing assistance programs
- Knowledge of housing laws and regulations, essential accounting calculations in reporting income and expenses.

Compensation and Benefits:
- Initial Hiring Range: $64,724 - $79,485
- Expected Salary Range: $64,724 - $87,055
- Training Range (for candidates with unfulfilled qualifications): $56,775 - $64,345

Residency Requirement
Our work at Housing Catalyst is all about community. Therefore, we consider it critical that our team members are part of the community we serve. For that reason, we require that the incumbent be a resident of Larimer or Weld County. In cases where candidates are not currently residing in this area, we accommodate up to a six month timeframe for relocation. Limited exceptions may be made under extenuating circumstances.
