The Housing Inspector performs Housing Quality Standards (HQS) and other inspections of residential dwelling units receiving assistance under several different housing assistance programs. Inspectors perform inspections for dwelling units managed by other housing agencies. The Housing Inspector is a non-exempt position.
Primary Job Responsibilities
Program Duties
- Perform outreach and education to private landlord / owner community for program participation.
- Perform initial, annual and special inspections of dwelling units in accordance with HUD's Housing Quality Standards.
- Provide inspection results to dwelling unit landlords, tenants, Real Estate Agents, and Contracted Agencies.
- Explain inspection results and consequences of failed inspections, including abatement of HAP payments and program termination, to landlords and tenants.
- Utilize housing software via desktop and / or remote to enter inspection data and generate inspection results reports and letters to landlords and participants.
- Coordinate the scheduling of inspection and re-inspection appointments with Housing Specialists, Real Estate Agents, and Contracted Agencies.
- Perform move-out inspections of dwelling units vacated by supportive housing program participants and download inspection photos into housing software.
- Explain damage claim and vacancy loss procedures to landlords in the supportive housing programs.
- Perform periodic home visits for new program participants in the supportive housing programs.
- Communicate home visit results via home visit report form to Housing Specialists at HOM, Inc.
- Operate and maintain company vehicle, including ongoing care and maintenance of the vehicle.
- Maintain a clean driving record free of traffic violations or accidents.
- Occasionally participate in housing stability meetings regarding issues related to inspections that participants are experiencing.
- Provide advocacy and problem resolution with clients, landlords, and clinical case management teams.
- Maintain consistent communication with landlords via telephone, email and in-person.
