POSITION SUMMARY:

This is operations service work at the advanced technical level for facility maintenance, repair and operations of building systems under direct supervision of a trades or general supervisor.  Work includes a full range of building maintenance and repair activities for building systems, such as: structural building components; roofing, siding, gutters and downspouts; concrete and masonry, installation and repair; window and door installation and repair, interior and exterior; stair and railing, repair; electrical maintenance and minor repair; plumbing maintenance and minor repair; HVAC maintenance and minor repair; ceilings, finishes and trim, application, installation and repair; furnishings, fixtures and equipment, installation and repair; building hardware installation and repair; flooring installation for carpet, vinyl, wood and ceramic; construction of interior and exterior floor, wall and roof systems.    

STARTING SALARY HIRING RANGE:
$25.29 - $31.59
$52,603 - $65,707


CLASS DESCRIPTION:
 
This work approaching the journeyman level in the maintenance, alteration and repair of buildings, machinery and equipment. Work involves the performance of skilled and semi-skilled tasks in one or more of the building trades. Although the employee may approach the journeyman level in one or more trades, the work is not considered to be at the journeyman level in any single task. An employee may specialize in one of the trade options (such as carpentry, electrical, mechanical or plumbing), but assignments will not be restricted to that one trade. Work is performed with general supervision from a trades or administrative superior. Assignments are usually limited in nature and are carried out in accordance with trades standards and applicable regulations. May have contacts with the public, tenants and public agencies.

  • Works and cooperates with co-workers and supervisors at all levels.
  • Learns and performs all essential job functions accurately.  
  • Conduct maintenance and repairs using hand and power tools and is thoroughly skilled in the use, safe operation, and proper storage of all tools used in the performance of building maintenance and repair activities.
  • Electrical maintenance to include: repair of electrical fixtures, including ballast, switches and outlets; replacement of electrical fixtures, switches and bulbs; assists master - trades personnel when required.  
  • Plumbing maintenance to include: repair of basic plumbing fixtures such as toilets, sinks, spigots, tubs and showers; replacement of supply lines, drain lines, traps, washers, pipe fittings and valves; assists master - trades personnel when required.
  • HVAC maintenance to include: minor repair of mechanical equipment such as furnaces, air conditioners, fans, pumps and gear boxes; perform regular maintenance tasks such as lubrication or bearings and other moving parts, changing of belts and filters, and cleaning of coils, condensate lines, etc.; assists master - trades personnel when required.
  • Construction and Renovation: Construction of interior and exterior floor, roof and wall systems Structural: Makes repairs to and/or replaces structural building components such as: damaged footings, columns, concrete masonry units, beams, studs, headers, jacks, plates, joists, trusses and other building structural components.
  • Roofing & Siding: Repairs roofing leaks by patching or replacement of roofing material; repairs or replaces siding, soffit, facia, trim; repairs or replaces gutters and downspouts.
  • Concrete and Masonry: Constructs forms for concrete flatwork, installs expansion materials, rebar, welded wire mesh and places and finishes concrete surface; prepares base and installs paver stones and border units; makes repair to concrete and paver stone including demolition and replacement.  
  • Windows, Doors: Secures broken windows by boarding up with plywood, replaces glass panels, removes damaged and installs new window units, installation of locking hardware, makes adjustment for proper operation; removes and replaces damaged interior and exterior door units, installs hinges and locking hardware, makes adjustment for proper swing, closure and operation.    
  • Flooring: Installation of carpet, vinyl, wood and ceramic flooring systems   Hardware: Installation, repair and maintenance of building hardware.   
  • Finishes: Installation of ceiling grids, panels and trim; painting of walls, ceilings, etc.
  • Furniture, Fixtures & Equipment: Installation and repair of furnishings, fixtures and equipment.
  • May occasionally be assigned to oversee the work of a contractor(s) performing installation or repair services.
  • Uses computer maintenance management system (CMMS) software to manage assigned work orders, retrieve, track, and closing of work orders.
  • Understands verbal and/or written instructions and operations and maintenance manuals.
  • Performs overtime and on call work, as required.    
SUPERVISORY RESPONSIBILITIES:

There are no supervisory responsibilities associated with this position. 
 
 
Any combination of education and experience equivalent to completion of the 12th grade and three (3) years of progressively skilled experience in building/industrial maintenance and repair.

PREFERRED EDUCATION, KNOWLEDGE, SKILLS AND ABILITIES:
 
  • Vocational Training certificate.
  • Skill in the care and use of tools and equipment commonly used in building maintenance and repair.
  • Skill in the use of varied hand, power, and bench tools.
  • Skill in the care and use of tools and equipment commonly used in facility maintenance and repair operations.
  • Ability to install and perform basic repairs on electrical fixtures, plumbing and mechanical equipment; and the ability to perform basic repairs to buildings.
  • Ability to understand and follow oral and written instructions.
  • Ability to interpret and work from sketches, layouts, and blueprints.
  • Ability to perform manual tasks requiring dexterity.
  • Ability to maintain records and reports.
  • Ability to operate forklifts and other motorized equipment.
  • Ability to establish and maintain effective working relationships with others.
  • Knowledge of the occupational hazard and safety precautions applicable to buildings, grounds, and industrial maintenance work.

The employee may be exposed to the hazardous conditions of a construction site. The noise level in the work environment is usually moderate.  This position is designated as an emergency/essential position and may be required to respond in a variety of emergency situations. 

  • The employee is responsible for using safety devices and protective equipment in order to minimize the frequency and severity of work-related accidents. The employee is also responsible for using safe practices and methods in the operation of equipment and supplies related to their particular job. The employee is further responsible for correcting and/or reporting any conditions within the building or grounds that may be hazardous to the public, co-workers, or other county employees.
