About the position
The Maintenance Manager (MM) is the onsite leader responsible for the condition of the hotel's buildings, equipment, and grounds. This role involves supervising maintenance staff, performing repairs and preventative maintenance, and ensuring the hotel meets high standards of cleanliness and safety. The MM plays a crucial role in guest and associate satisfaction, expense control, and overall product quality, contributing to the hotel's goals.
Responsibilities
- Deliver on the promise of Sonesta Service in all interactions with guests and clients.
- Manage according to the Sonesta G.U.E.S.T. standards and instill a passion for customer service in all associates of the hotel.
- Create processes and procedures to ensure the hotel is properly maintained and clean.
- Ensure all staff is properly trained and have the tools and equipment needed to effectively carry out their job functions.
- Partner with the General Manager to recruit, train, develop, and manage the Maintenance staff.
- Perform maintenance and repair work on the interior and exterior of buildings, hotel rooms, and contents, including laundry and kitchen equipment, lighting, HVAC, and water treatment systems.
- Perform preventive maintenance as outlined in the PM Works program.
- Inspect building, furniture, bathrooms, guest rooms, and all equipment to ensure it is functioning properly and efficiently.
- Maintain inspection logs and records of scheduled work and repairs.
- Monitor and secure inventory and follow established ordering procedures to replenish supplies.
- Take responsibility for and inform management of hazardous situations, emergencies, or threats to security.
- Responsible for testing, maintenance, and repair of all hotel life safety systems.
- Promote teamwork and quality service through daily communication and coordination with other departments.
- Ensure compliance with federal, state, and local laws regarding health and safety services.
Requirements
- Advanced vocational training plus two years of experience in general building maintenance or construction, or equivalent combination of education and experience.
- Professional certification and license required by law.
- Specialized knowledge of basic plumbing, carpentry, electricity, and equipment mechanics.
- Ability to prioritize and organize work assignments.
- Ability to speak, read, and write fluent English; other languages beneficial.
- Mathematical skills, including basic math, budgeting, profit/loss concepts, percentages, and variances.
- Problem solving, reasoning, motivating, organizational and training abilities.
- Experience with Microsoft Office preferred.
- Valid driver's license required.
Nice-to-haves
- Previous background from the extended stay industry or apartment building maintenance management preferred.
