POSITION SUMMARY : Under the direction of the Administrator the Maintenance Supervisor ensures the building(s) and equipment are maintained in good working order per Life Safety Guidelines and State Regulations and facility grounds are maintained in accordance with facility policies.
- ESSENTIAL POSITION FUNCTIONS
A. Job Knowledge and Role Responsibilities :
Demonstrates knowledge of age specific developmental factors specific to adult and geriatric residents (i.e. physical, cognitive, and socialization factors) in maintaining the physical plant and equipment of the facility.Attends all mandatory inservices by employee’s anniversary date.Acts appropriately under the direction of the Administrator and acts as an active member of the interdisciplinary team.Demonstrates ability to adjust to changes in shift assignments to meet facility needsCommunicates and observes the Corporate Compliance Program effectively and complies with Code of Conduct when performing work functions.B. Administrative Responsibilities :
Supervises the day-to-day repair, improvement and preventive maintenance of the building, equipment, lawn and grounds; arranges for and manages outside repairs, maintenance and construction services according to facility procedures.Maintains records, manages budgets and supplies, and fulfills department manager responsibilities.Orients new staff, and conducts inservices about the physical plant, safety and disaster planning.Develops long range, short range and daily plans for the maintenance of the facility.Supervises maintenance personnel and schedules adequate coverage, as appropriate.Assigns duties and evaluates work performance, as necessary.Prepares requisitions for all necessary supplies and equipment and submits these to the Administrator with an emphasis on inventory control.C. Is aware of, and adheres to, Resident’s Bill of Rights and Confidentiality of Resident Information.Interacts with residents, family members, co-workers, clinical and ancillary staff in a non-judgmental, supportive and calm manner.Addresses family satisfaction issues immediately and assists in resolving the matter in a professional manner.Is aware of Resident Abuse Reporting Law.Participates as assigned in the orientation of new staff and demonstrates a positive, helpful and enthusiastic attitude.D. Role Responsibilities-Safety :
1. Demonstrates ability to locate emergency equipment (i.e. fire extinguisher).
Understands and can demonstrate knowledge of role in Fire and Disaster drills.Demonstrates ability to identify and respond appropriately to potential behavioral outbursts.4. Uses facility equipment safely.
5. Recognizes, removes, and / or reports potential hazards.
E. Role Responsibilities-Resident Dignity :
1. Ensures understanding of, and compliance with, all rules regarding residents’ rights.
2. Addresses residents in a respectful manner.
3. Discusses confidential resident information in appropriate areas only.
F. Other Duties as Assigned by the Administrator or Dietary Supervisor.
G. Physical Requirements :
Occasionally” equals approximately 1% to 33% of the workday, “Frequently” equals approximately 34% to 66% of the workday, and “Continuously” equals approximately 67% to 100% of the workday (Typical full-time workday is 7.5 hours).

High School diploma or technical degree, or experience in a related field preferred.
Must be at least 18 years of age.
Possesses experience in supervision.
Successfully completes facility conducted orientation, mandatory training and inservice programs.
Must meet health assessment requirements, including two stage Mantoux skin test.
Must be capable of performing the essential functions of the job, with or without reasonable accommodations.
Must able to communicate in English, both verbally and in writing, and possess sufficient communication skills to perform the tasks required.
