MKRS General Maintenance 2C
Primary Responsibilities: Does maintenance, repair and installation of electrical, mechanical, plumbing, refrigeration, architectural and structural systems and equipment for homeowners. Keep equipment and maintenance records. Able to troubleshoot to determine the problem, order parts and do repairs. Train, advise and direct personnel in lower rated positions. Assist other positions in the department as assigned.
Essential Duties:
Perform maintenance, repair, inspection and calibration of electrical, mechanical, structural and architectural equipment and systems.
Respond to trouble calls and able to troubleshoot to determine the problem, parts needed and do repairs.
Do maintenance and repair on assigned work orders.
Working knowledge of all safety, building codes and laws pertaining to job being performed.
Direct and train lower graded personnel
Able to communicate well with vendor(s) and manufacturer to troubleshoot and order needed products and determine parts needed for scope of work.
Care and clean tools and equipment.
Perform duties following safety procedures and policies.
Assist in special projects.
Complete work assignments in a timely manner.
Perform other related duties as assigned or required.
Other Duties:
Assist other maintenance personnel as required.
Keep work area clean and orderly.
Working Conditions:
Work in various homes throughout the resort
May work in small cramped areas, with no air conditioning or limited ventilation.
May work in high or elevated areas.
Work Hours:
Able to work shift and days determined by the Manager or Director.
May be scheduled more than 40 hours a week, as needed.
Equipment Use:
Telephone and radio.
Various office equipment including but not limited to calculators, photocopiers and facsimile machines.
Repair and maintenance tools and equipment, i.e., screwdrivers, wrenches, pliers, multi-meter, tube cutters, hammer, wire strippers and cutter, torch ad tubing bender, vacuum pump, electrical tester, drill, snake, utility knife, socket set, knee pads, flashlight, leveler, gas sniffer, paint brush and painting tools.
Company vehicle to travel throughout the resort and off property.
Mental and Physical Demands:
Able to prioritize and organize workload
Able to manage stressful and challenging situations.
Able to stand and walk during most of shift.
Able to bend, kneel, squat, and climb ladder to do repair and maintenance work.
Able lead and direct lower rated personnel
Able to lift, carry, push/pull up to 50 lbs; move furniture or appliances, carry and load/unload tools and equipment
Communication Demands:
Must have the ability to communicate verbally and in writing to employees, manager, homeowners and guests/clients.
Ability to communicate over the phone and radio.
Minimum Qualification Requirements:
Trade school certificate or equivalent in related work experience.
2 years related work experience
Driver’s License
Safely operate vehicles
Salary : $31 - $36
