Summary
Key Project Management Responsibilities Include:
Help review plans, specifications, and subcontractor bids with the bid coordinator before the bid submission deadline.
Once a project is awarded, you will oversee it until completion.
With the bid coordinator, you will assist in the buyout process by negotiating with and selecting subcontractors and vendors.
Secure any necessary permitting for the project.
Secure and review all contracts, subcontracts, and submittals.
Create the baseline schedule for the project, identifying the critical path to keep the project on schedule and delivered by substantial completion. Manage subcontractors and deliveries of equipment and materials outlined in the schedule and plan documents.
Run meetings with all stakeholders as required for the project and distribute meeting minutes.
Oversee budgets and analyze costs to ensure we stay within budget and track any cost allocation by creating change events.
Track all change events and change orders with project scope changes.
Submit and track all RFI's with owners, architects, and subcontractors.
Gather subcontractors' bids for change orders and prepare and manage change orders.
Gather all close-out documents and as-builts to submit for project completion.
Required Skills and Abilities:
- Excellent interpersonal skills, with the ability to work in a collaborative team environment
- Knowledge of project management and accounting applications, such as Procore.
- Ability to identify and resolve quality and construction issues.
- Accurately read and interpret plans/blueprints even when conflicting information exists
- Background checks and security clearances
- Proficient in the following software: Excel, Outlook, Word, MS Project, Teams, Team Gantt, Procore
Preferred Qualifications:
- Construction Management degree or related degree with Construction PM experience
- Experience with Federal or State government projects is a plus
