Position Overview:

The Project Manager will play a critical role in the successful pre-construction phase of affordable housing developments for HVN Development. This position requires a highly organized and detail-oriented individual with strong communication and problem-solving skills.


The Project Manager will work closely with the Vice President of Development and a team of consultants (architects, engineers, etc.) to ensure the timely and efficient coordination of all pre-construction activities, including the preparation and submission of construction documents, and the acquisition of necessary permits and approvals from relevant agencies.

The ideal candidate will not only execute their core responsibilities but also play a pivotal role in analyzing existing workflows, identifying areas for improvement, and implementing streamlined solutions that support our growth. The ability to build and optimize systems will be key to ensuring we scale effectively while maintaining high levels of productivity and precision


Key Responsibilities:

·     Assist in managing development projects from initial planning through to completion, supporting project timelines and maintaining detailed documentation.

·     Construction Document Management: Oversee the flow of construction documents between the development team and consultants, ensuring accuracy, completeness, coordination and timely submission of all required plans and specifications.

·     Permitting Coordination: Actively manage the permitting process, including: tracking all permit applications and approvals, coordinating with city, state, and federal agencies to address any questions or concerns, and resolving permitting issues with consultants and agencies to ensure timely approvals.

·     Project Schedule Management: Assist in the development and maintenance of project schedules, identifying potential roadblocks and proactively mitigating risks.

·     Consultant Coordination: Foster strong relationships with consultants, ensuring clear communication and timely responses to requests.

·     Internal Coordination: Collaborate effectively with the development team and other internal stakeholders to ensure smooth project execution.

·     Development Support: Work closely with the Development team to ensure projects are executed on time, on budget, and of the highest quality.  Support budgeting and scheduling efforts by tracking expenses, managing project timelines, and reporting on key milestones.

·     Process Development and Implementation: Develop and implement standardized processes and workflows that expedite the coordination, tracking, and permitting of Construction Documents.

Qualifications:

·     Bachelor’s degree in project management, architecture, engineering, real estate development or a related field required.

·     4-6 years of experience in construction, development, or architecture/engineering required.

·     Strong organizational and time management skills with the ability to prioritize tasks and meet deadlines.

·     Proven experience working closely with architects, engineers, designers, contractors and subcontractors, effectively coordinating tasks and resolving issues.

·     Ability to read and review Construction Documents, Specifications and Details for completeness and coordination between disciplines.

·     Excellent communication and interpersonal skills, both written and verbal.

·     Proficiency in Microsoft Office Suite and project management software.

·     2-5 years of multifamily experience preferred

·     Experience in affordable housing development preferred.

·     Proficiency in project management software and tools preferred.


Skills:

·     Ability to review and ensure accuracy and coordination of construction documents.

·     Understanding of permit acquisition processes and regulatory compliance, ideally in affordable housing.

·     Familiarity with construction documents, specifications, and permitting requirements.

·     Experience coordinating with architects, engineers, and contractors.

·     Skilled in managing project schedules, tracking milestones, and mitigating risks.

·     Capacity to handle multiple tasks, prioritize effectively, stay organized, and meet tight deadlines.

·     Precision in managing documentation, tracking expenses, and maintaining project records.

·     Commitment to refining workflows and optimizing processes for efficiency and scalability.

·     Proactive approach to problem solving, especially, identifying and resolving permitting and scheduling issues.

·     Self-driven to identify areas for process improvement and contribute to the company’s scalability goals.

·     Ability to build and maintain strong relationships with external agencies (e.g., LADWP, city/state/federal agencies).
