Job Description : Senior Project Manager, Owner’s Rep Services
Department : Consulting
Supervisor : Manager, Owner’s Rep Services
Primary Function : Lead PM on assigned client projects, develop practices, tools and processes.

Duties & Responsibilities :
Develop and execute project specific and client driven goals, schedules, budgets, strategy and detailed assumptions with methodology for accomplishing and / or managing goals and objectives
Work with clients to identify and define requirements, scope, and objectives during preconstruction and construction.
Lead value engineering efforts and propose alternative solutions with the project stakeholders.
Establish and maintain project goals and success criteria which meet both company and client needs
Build and maintain rapport with client representatives and ensure the scopes of project and outside business forces affecting the project are fully understood and specific deliverables are fully understood with performance standards and other relevant criteria
Coordinate any necessary due diligence efforts on behalf of the internal team, project partners, clients and / or end users, maintaining and delivering all appropriate documentation
Develop a detailed project budget based on historical and market data and clearly defined set of budget assumptions including hard costs, soft costs, FF&E
Act as the primary contact with the client throughout the duration of the project
Guide the client and team through the design implementation process including conceptual, schematic, design development, construction documentation and signoff
Develop and maintain primary project schedules and manage the successful execution of projects so that completion falls within intended time-frames
On behalf of the client prepare various RFP’s needed for vendor and contractor services as well as manage the contractor and vendor selection process
Develop procedures for distribution, receipt, opening, leveling and award of sub-vendors on behalf of the client
Facilitate initiation of all critical project meetings and coordination exercises with internal staff, key stakeholders and external users to ensure responsibilities are efficiently, accurately and effectively communicated and understood by all concerned
Manage project performance against schedules, scheduled milestones and critical path items on multiple projects
Manage vendor and project team performance to ensure compliance with contractual requirements, all regulating entities and client expectations
Identify, manage and mitigate areas of concern regarding potential liabilities and risk (fee, our reputation, errors and omissions, etc.)
Contribute where needed and / or requested by Manager in the refinement of best practices of standards of excellence for the business unit and company overall
Able to communicate all available products and service offerings of Hyphn
Contributes to the development of new product and service delivery ideas for the business unit
Job Specifications / Qualifications :
4 year college degree preferred, but not required
5 years of relevant experience
Background in commercial real estate, construction or architecture / interior design
Strong working knowledge of architectural and design drawings as they relate to the entire commercial office space
Ability to regularly communicate and analyze data to client and team to achieve project goals
Ability to read and understand architectural plans, as well as working knowledge of the local Building Code and Uniform Building Code (UBC).
Ability to communicate on a technical and professional level with project stakeholders.
Skilled at negotiating with clients, vendors and other project team members
Ability to manage all aspects of construction projects effectively and efficiently including, but not limited to budgeting, scheduling, submittals, change orders
Fully competent at managing all types / sizes of projects
Strong communication and presentation skills, strong planning and organizational skills, exceptional customer service skills, ability to work well under pressure, problem solving skills, technical aptitude, computer skills, basic math skills, ability to develop strong relationships with customers and influencers within target accounts, team player, professional appearance, committed and goal driven
Extensive knowledge of Google Workspace, MS Office, MS Project, among others
Ability to pass a drug screen and criminal background check
Valid driver’s license, insurance and a vehicle to conduct business

Physical Demands :
This role requires frequent local travel with limited out of state travel as necessary to client sites
Work Environment :
Hyphn’s Design Studio, customer locations and networking events – mostly office environments with regular customer meetings. This role requires frequent site visits to the offices of assigned accounts and networking activities
