Performance Objectives:
- We desire for Ideal Homes to be an ideal place to work. Be responsible for implementation of all Ideal Homes’ construction standards and quality procedures.
- To manage the overall construction process of individual homes to ensure quality work (via Scopes of Work) Variance Analysis: that the home remains within the established budget, and that the home is delivered on schedule and to the customer’s satisfaction.
- To assist in establishing and maintaining the goals of Ideal Homes through the use of construction systems, Trade Contractor and Vendor relations, and exceeding the customer’s expectations via the planned homeowner meetings and communication.
- To accept all responsibility for knowing and understanding all of Ideal Homes’ policies related to construction, and to act on those appropriately with the necessary urgency to accomplish our construction goals.
- Maintain consistent communication between all departments that is timely, courteous, and accurate to ensure our customers have the Ideal Experience.

- Maintain good relationship with all trade contractors, vendors, customers, team members, municipal inspectors and treat them with respect.
- Be knowledgeable of all applicable building codes, OSHA requirements, and other legal restrictions.
- Know and understand the performance criteria and construction standards (scopes of work) of each of the trades.
- Maintain safe job sites.
- Understand and enforce all agreements made with external customers in a fair and diplomatic manner, i.e. Trade Contractor Agreement.
- Anticipate, prevent, and solve problems (proactive vs. reactive) within their authority.
- Delegate responsibilities to subordinates and be responsible for their performance of those responsibilities.
- Make quick accurate decisions when necessary and take responsibility for their actions.
- Have a continuous improvement mindset and use those techniques to help motivate employees, trade contractors and vendors to peak performance in quantity as well as quality.
- Understand the need for consistency in construction practices, finish quality and is supportive of all Ideal Homes’ policies and construction standards. Make suggestions for improvement within the system.
- Understand and approve the basic material and methods used by trade contractors and assure compliance with Ideal Homes’ construction standards.
- Be knowledgeable of industry performance standards and use this knowledge when handling upset customers.
- Be knowledgeable of all standard features of our homes and product line in which you build.
- Understand how different departments across the company affect each other.
- Be knowledgeable of all communities and product lines offered by Ideal Homes.
- Represent Ideal Homes at all times in all places and maintain a high degree of integrity and loyalty to the company.
- Lead fellow employees, trade contractors and vendors by example.
Major Duties and Responsibilities:
- To accept all responsibility and be accountable for anything that takes place on their job sites and within their circle of influence.
- Be responsible for building up to 20 high quality homes at one time in multiple communities.
- Be responsible for reviewing business forms, checklists, and reports which aid in controlling those aspects of the construction process and which fall under the Builder’s responsibility.
- Always be aware of upcoming stages on homes.
- Use the Ideal Homes’ scopes of work for inspection, quality control, and standard operating procedures.
- Communicate daily with Scheduling Coordinators on:
- Updates with accurate information and ensure to adhere to ThreadKore Procedure.
- Update on all jobs in ThreadKore and up to current activity.
- Coordination of individual homes on their daily schedule per ThreadKore.
- Be responsible for quality of work and customer satisfaction through the effective management of the customer process and use of Ideal Homes’ policies and systems.
- Evaluate and notify management of trade contractor and vendor performance.
- Communicate with management on ways to reduce building costs and improve quality.
- Review quality checklists, and purchase orders with each trade before the job is started.
- Coordinate, direct, and schedule the work of trade contractors and suppliers by giving sufficient advance notice to ensure materials are delivered and trade contractors arrive on schedule using ThreadKore software.
- Monitor construction times and focus attention of all construction personnel to ensure a smooth, efficient, and continuous flow of work on each individual home.
- Anticipate any production problems, Trade Contractor issues or bottlenecks so production delays can be fixed in advance, and homes do not lose time on their schedule.
- Maintain a clean home while under construction, including site, streets, and surrounding areas.
- Walk assigned job sites daily, including homes on the aged inventory list.
- Review any quality issues or defects with Trade Contractors to ensure completion before Trade Contractor leaves the job.
- Be on-site inspecting during all concrete pours. The two of critical importance are the foundation and the slab. If the Builder’s schedule conflicts while these are being performed, notify the Director of Construction.
- Instruct, train, and work with trade contractors and others to assure proper and approved methods of construction and operating procedures are being followed.
- Be responsible for seeing that each job site has job signs, trash bins, and that addresses are always visible.
- Help control and report variances, notify Purchasing Department and Director of Construction with proper documentation. Focus on eliminating material misuse.
- Notify the Director of Construction of any errors in plans immediately to prevent any future problems.
- Review purchase orders and authorize payments to correct trade contractors and material suppliers. Make sure trade contractors’ work is 100% complete before authorizing payment. Create variance purchase orders (VPOs) in ThreadKore (or e-mail) daily as needed based on the original PO and code correctly for tracking purposes.
- Coordinate the return of all excess material. Make sure credits are received.
- Develop good customer relations with each customer based on timely performance and follow-through to ensure customer satisfaction.
- Schedule and be prompt to all meetings with customers. The following are planned encounters:
- Pre-Construction Meeting.
- Weekly phone calls/emails/texts (Customers preferred method).
- Homeowner Preview
- Home Complete
- Handle all customer & homeowner concerns in a diplomatic and professional manner while maintaining excellent relationships. Ensure smooth transitions between departments for customer throughout the home buying process.
- Coordinating with the Closing department on when homes become ready to close and be sure to include any escrow arrangements in ThreadKore.
- Work closely with Customer Care on the following:
- Be sure jobs are ready for QA and notify Customer Care Field Representative
- Make sure all punch list items are completed quickly and professionally.
- Work with Customer Care to ensure the home is 100% complete and meets Ideal Homes’ quality standards before the Home Preview.
- If any item arises from the Home Preview, those must be taken care of immediately before the Home Complete and Closing.
- Notify parties if any items are outstanding.
- Attend all company meetings and be on time!
- Work with new Builders to properly train them on Ideal Homes’ policies and procedures. Act as a mentor when asked to train new Builders and Trade Contractors.
- Be responsible for keeping track of Assistant Builders quality of work in your community.
- Other duties as assigned.
Qualifications
Qualifications:
- Bachelor’s Degree or higher preferred.
- Experience in construction processes desired
- Strong written and oral communication skills.
Days/Hours:
- Monday – Friday, 8:00 a.m. – 5:00 p.m.

Physical Demands
Ability to perform job site visits on un-level terrain to verify condition practices & quantities. Also, the ability to drive to vendors & suppliers location will be needed
While performing the duties of this job, the employee is regularly required to sit and talk or hear. The employee frequently is required to use hands to handle or feel and to reach with hands and arms. The employee is occasionally required to stand and walk. The employee must occasionally lift and/or move up to 50 pounds. Must be able to safely climb ladders to check trade contractor work.
Work Environment
Job requires inside office work and on site construction visits. Must be able to work in all types of weather and various noise levels.
