Job description- Property Manager
Florida based Management Company is looking for a HIGHLY EXPERIENCED LIHTC Property Manager for a community in Gainesville, Florida. Applicant must have Yardi experience and be Proficient with Tax Credit and housing operations. Must also have strong leadership capabilities, strong compliance background and be result/ goal orientated. Experience in dealing with assets that are physically aged and have strong leadership abilities and the ability to effectively manage several projects at the same time.
The candidate must have the ability to enforce community rules, regulations, and ensure that all residents will abide by all policies and procedures. Strong collection abilities and customer service is a must. Candidate must have the ability to foster a sense of community.
Candidate shall have a strong ability to implement policies, procedures, enforce the community rules and lease agreement.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Property Manager:
-Must be able to pass a Criminal and Credit background check per company policy.
-Direct property operations and staff in the most cost-effective manner.
-Manage and maintain annual budget.
-Maintain high occupancy levels according to budget.
-Manage performance of staff and address all Team relation issues.
-Manage, motivate and develop Team members.
-Process new applications, re-certifications and provide required information to compliance. Ensure that resident programs are being completed as directed.
-Maintain compliance policies and procedures.
-Supervise rent collection, rent ledgers, bank deposits and petty cash records.
-Pursue delinquent rents and evictions and provide required information to Collection Company.
-Provide account information to the Regional Manager.
-Direct all marketing and leasing activities and maintain targeted occupancy.
-Supervise resident relations and enforce all community rules and regulations.
-Supervise the maintenance team, repairs, preventive maintenance and improvements.
-Supervise all landscaping, lawn care activities.
-Work with the Regional Manager to develop, monitor and achieve annual budget objectives.
-Must be proficient with financial reports and achieving maximum NOI
-Must be an efficient communicator to deal with partners, owners and Senior management.
-Must be goal orientated with an attention to deal.
-Must be able to track and complete all project deadlines, including reporting.
-All other duties as assigned based on property needs. QUALIFICATIONS/SKILLS; KNOWLEDGE REQUIREMENTS
LIHTC (Section 42) Experience Required.
Must have a proven track record of success.
-4 to 6 years of experience in property management position.
-Language Skills - Ability to read, write, speak and interpret rules, procedures, routine reports/correspondence and to speak effectively with groups of employees and/or residents.
-Math Skills -Ability to add, subtract, multiply, divide using whole numbers, fractions and decimals. Ability to compare rate, ratio and percentages and interpret basic graphs.
-Reasoning Skills -Ability to apply common sense understanding to carry out instructions in written, oral or diagram form. Ability to deal with problems that involve concrete variables in standardized situations.
-Computer Skills - Intermediate experience with MS Office. Intermediate experience with property management software. (Yardi)
Must be willing to assist on weekends if needed. Job Type: Full-time
