Job Summary
We are seeking a dedicated and experienced Property Manager to oversee the daily operations of our Homeowners Association for 160 individually owned townhomes and the common area property. The ideal candidate will be responsible for ensuring high levels of Homeowner satisfaction and compliance, maintaining property standards, managing all aspects of the Homeowners Association and its' assets and work under the direction of the Indian Hills Homeowners Association Board of Directors. This role requires strong organizational skills, a strong working knowledge of Quickbooks and Excel, excellent customer service abilities, and a solid understanding of bookkeeping principals.
Duties
- Manage homeowner relations by addressing inquiries, resolving conflicts, and ensuring a positive living experience.
- Oversee common area property maintenance and repairs, coordinating with vendors and contractors as needed.
- Conduct regular property inspections to ensure compliance with safety and quality standards.
- Utilize Quickbooks for all accounts receivable and payables, payroll, expenses and homeowner billing and applicable reports.
- Maintain accurate records of Homeowner and Association information including homeowner contact information, insurance and financial transactions.
- Coordinate work assignments with staff, setting priorities and directing the work of employees and/or Contractors.
- Conduct routine inspection of grounds and buildings, investigate Homeowner issues and complaints, keeping the Indian Hills Homeowners Association Board Members informed as well as monitoring building, property, insurance, employee or legal issues.
- Prepare budgets, monitor expenses, and maintain financial records related to property operations.
- Coordinate, prepare and attend monthly Association Board Meetings.
- Have a working knowledge of the Association's Covenants, By-Laws and Rules and Regulations.
- Actively safeguard Indian Hills property and assets and act as a goodwill ambassador for all of Indian Hills Homeowners Association.
Requirements
- Valid Drivers License
- Proven experience in property management or a related field.
- Proficiency in Quickbooks and Excel.
- Must be able to take and pass swimming pool certification.
- Must be able to work when needed.
- Excellent conflict management skills to handle homeowner inquiries professionally.
- Strong organizational skills with attention to detail for data entry tasks.
- Ability to work independently with a friendly, professional and helpful attitude
