What are the responsibilities and job description for the Maintenance Technician III position at Indianapolis Housing Agency?
Under general supervision, this position requires the performance of general maintenance duties and repair tasks at a skilled and semi-skilled level. The Maintenance Tech III performs duties involving knowledge and expertise in several trades and crafts at assigned housing developments. The successful candidate is required to work on-call rotation and is eligible for overtime compensation.
- Repairing or replacing wiring and parts for electrical outlets, switches, light fixtures, and breaker switches/fuses.
- Repairing or replacing plumbing fixtures and fittings, showers, leaking faucets, clogged drains and sewer lines, damaged toilets, sinks and water cutoffs, as well as repairing or replacing water heaters.
- Making carpentry repairs/replacements to damaged walls, roofs, woodwork, floors, gutters and downspouts, windows, cabinets, doorbells, peepholes, and clotheslines. May perform pest extermination functions as a part of "make ready" activities.
- Making or reinforcing, and installing/replacing window and door screens; door knobs and deadbolt locks.
- Repairing or replacing tile floors, various appliances and equipment including refrigerators, gas and electric stoves, heaters, electric motors, water heaters, and smoke detectors.
- Wiring and installing terminals for computer installation, along with servicing and repairing Agency vehicles and equipment.
- Working on emergency work orders after normal work hours when in "on call" duty status.
- Skillfully working with hand and power tools as well as operating testing equipment.
- Completing paperwork for inventory control along with processing work orders, completing daily vehicle inspections and monthly gas reports.
- Other duties as assigned.
- High School graduate or GED. Three (3) to five (5) years experience in building maintenance or vocational training that involved training and/or experience in areas of general repairs, carpentry, plumbing, and electrical repairs, or an equivalent combination of education and experience necessary to successfully perform the functions of this job
- Good knowledge of techniques, methods, materials, and equipment used in plumbing, carpentry and electrical repairs, and in the repair of household appliances, and heating systems
- High degree of skill in one or more trades or crafts along with a working knowledge of maintenance procedures
- Ability to write service requests, and maintenance and inspection reports
- Ability to read and understand repair manuals and instructions/warning on cleaning agents
- Valid Indiana Driver's License required along with personal vehicle insurance. Bilingual skills a plus.
- Must be a resident of, or willing to relocate to, Marion County.
Salary : $52,000
