- Prepare all aspects of project estimating, including proposals, subcontractor selection, project take-offs, and bid analysis.
- Generate and execute comprehensive estimate deliverables on schedule.
- Develop preconstruction schedules using Microsoft Project.
- Analyze drawings and specifications to determine project scope and ensure complete documentation.
- Prepare full-scope estimates for Bid-Build, Design-Build, or CM/GC projects.
- Identify and communicate project risks and opportunities to management.
- Provide detailed trade-specific quantity take-offs and cost estimates.
- Solicit, review, and analyze subcontractor and vendor pricing.
- Attend site pre-bid meetings, tours, and post-bid interviews as needed.
- Develop accurate unit costs and perform technical plan reviews.
- Monitor and compare actual costs versus estimates to maintain accurate project cost history.
- Manage and update subcontractor database and prequalification records.
- Build strong relationships with clients, design teams, subcontractors, and suppliers to ensure customer satisfaction.
- Efficiently handle multiple projects simultaneously and adapt to new situations.
- Utilize Microsoft Office Suite, Timberline/Sage, I-Square Foot, and Microsoft Project proficiently.
- Bachelor's degree in Construction Management or Engineering preferred (not required).
- Minimum 5 years of preconstruction/estimating experience on commercial construction projects.
- Knowledge of various construction sectors: corporate interiors, multi-family residential, historic renovations, healthcare, retail, and hospitality.
- Experience in both renovation and ground-up construction.
- Understanding of civil/site work, foundations, structural, architectural, mechanical, and electrical systems and their costs.
- Must be resourceful, detail-oriented, and possess strong problem-solving skills.
