What are the responsibilities and job description for the Controller property management position at Intangible Assets?
The Assistant Controller will help oversee the accounting and financial reporting for Properties. This includes real estate projects that are currently being developed/constructed, properties that are fully operational and corporate entities. The Assistant Controller must work collaboratively with other departments and the Chief Operating Officer to ensure accurate financial reports are delivered monthly to senior executives and equity partners. The Assistant Controller is accountable for the timely completion of all related property and construction reporting, both internally and to our partners and clients. The Assistant Controller will report to the COO.
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

- Oversee a team of up to two accountants to ensure accurate and timely financial reporting for all Properties controlled entities
- Maintain and comply with internal controls and best practices
- Act as liaison to principals, property teams, vendors, external auditors, equity partners and others
- Support financial statement reporting, and timely filing based on various deadlines and requirements
- Provide accounting oversight and perform accounting duties for large retail developments, including CAM reconciliations.
- Review revenue reports and property transactions entered in the accounting system by Accounting Department personal
- Manage day-to-day accounting and monthly close processes
- Prepare journal entries including re classes, accruals and recurring entries
- Development capital budget tracking and reconciliation to G/L
- Review and approve construction/development monthly draw packages to both equity and debt partners.
- Review Sales/Use tax preparation by Accountants
- Ensure property taxes are accrued properly and paid timely.
- Oversee Construction contract compliance including insurance certificate tracking
- Manage the construction change order and document management process
- Oversee or assist in other projects as requested
- Manage vendor compliance process for all Properties vendors and subs.

ADDITIONAL REQUIREMENTS
- Knowledge of real estate development and construction process
- Knowledge of QuickBooks and Yardi platforms
- Knowledge of REITs and ability to adapt to clients’ specific accounting needs
- Knowledge of sales & use tax
EDUCATION AND EXPERIENCE
- BS in Accounting or equivalent industry experience
- 3-5 years of experience in same or similar position
- Proficient in the use of general office equipment and software applications including, Microsoft Office Suite and all additional relevant and required computer hardware and software.
Job Type: Full-time
Pay: $90,000.00 - $100,000.00 per year
