Development Manager - Marinas/Real Estate is responsible for leading all major development and capital improvement projects for the Marina assets, including but not limited to dock expansion, dry stack construction, ship’s store renovations & expansions, heavy equipment purchases, and miscellaneous projects at each marina.


Role & Responsibilities:


Development responsibilities include but are not limited to:

o Working directly with attorneys, architects, engineers, etc., to create, submit, and ultimately gain approval for on-site plan submissions with municipalities and obtain all regulatory permits (e.g., DERM, ACOE, SFWMD, FDEP, etc.); includes confirming site plan calculations (open space, pervious vs. impervious requirements, etc.), zoning requirements: building heights, parking requirements, setbacks, etc.

o Working with the design team and utilizing industry knowledge to drive efficient design and value engineering decisions.

o Identifying reputable suppliers/manufacturers for pricing bids, ultimately negotiating construction contracts, GC requirements, phasing plans, and project schedules.

o Assist with grant opportunities (e.g., BIGP, CVA, etc.) and submitting applications, registrations, and compliance documents for the same.

o Coordinating with lobbyists, attorneys, and consultants to ensure submissions are approved with the greatest likelihood and timeliness.

o Creating, managing, and forecasting all budgets for all development and capital improvement projects


Capital Improvement responsibilities include but are not limited to:

o Responsible for creating annual capex prioritization list and budget for each marina by working with General Managers, ultimately submitting for approval, providing any estimates, revenue projections, and other benefits of proceeding with said projects

o Responsible for working with General Managers to present the scope for each project, and leading the procurement of contractor bids, coordinating schedules, and ensuring projects are completed on time and on budget.

o Close coordination with Asset Manager on resolving liability insurance claims (example storm related), including a summary of impacted areas, projected loss amounts (via contractors/adjusters), and ensuring infrastructure is brought back online in a timely manner.

o Monthly review (qualitative and quantitative) of capex spend by marina to allow for accurate investor and audit analysis.

o Responsible for identifying preferred vendors (e.g., dock manufacturers, electrical infrastructure suppliers, safety equipment, etc.) to establish partnership & discount pricing programs throughout the marina network.

Read and analyze architectural plans, spatial and engineering requirements.


Other Duties:

  • Use appropriate project management tools to schedule and track deadlines, milestones.
  • ·Provide status updates on the projects to principals, management, and other internal/external stakeholders
  • Administer contracts include not limited to: review all contracts for proper language, scope of work and ensure important legal , technical standards are well described and favorable to the company. Identify and communicate internally any foreseeable issues and/or concerns.
  • Negotiate with vendors, agencies, and legal authorities on behalf of the company and apply good strategic skills and sound judgment to ensure that the company’s interests are represented.
  • Interpret and explain plans and contract terms to representatives of the owner or developer, including administrative staff, workers, or clients.


Education/Experience:

  • Prefer a bachelor’s or master’s degree in architecture, engineering, construction management or related field. A combination of education and experience is acceptable.
  • Ideal candidates will have at least 2 years of related experience, preferably in development/project or construction management of Marina assets and /or water front development, sea walls or coastal projects.
  • Knowledge of regulatory authorities in the marina industry (i.e., DERM, ACOE, SFWMD, FDEP, etc.);
  • Working knowledge and experience with environmental maritime laws and regulations
  • Passion for boating and/or water sports
  • Experience with marine-related vendors, and experience working on marina development projects will be beneficial.
  • Ability to read technical plans, blueprints, drawings, and models

Physical /Work Environment:

  • Travel Warrior: 25-40% travel to the locations, may need to stay overnight at Marina operations as needed.
  • Work is performed both inside an office and at construction sites.
  • Use of appropriate personal protective equipment (PPE) while outside at active construction sites.
  • Use of office technology and equipment: laptop, software , copier and other office equipment
