The Maintenance Technician is responsible for the day-to-day maintenance and repair of property buildings, grounds, and equipment. This role plays a vital part in maintaining a safe, clean, and comfortable environment for residents by ensuring that all maintenance requests and repairs are addressed promptly and professionally. The Maintenance Technician works closely with the Maintenance Supervisor and other team members to complete work orders, perform preventive maintenance, and assist in apartment turnovers.
Key Responsibilities:
- Maintenance and Repair:
o Perform routine maintenance and repairs on HVAC, plumbing, electrical, carpentry, and other building systems.Troubleshoot and resolve maintenance issues, responding quickly to resident service requests. Assist with unit turnovers, including inspection, repairs, painting, and cleaning to prepare for new residents. Complete assigned work orders in a timely and thorough manner, documenting actions taken.
- Preventive Maintenance: Conduct regular inspections of building systems and equipment to identify potential issues. Perform preventive maintenance tasks as outlined by the Maintenance Supervisor, ensuring all systems function efficiently and meet safety standards. Report any major repair needs or maintenance concerns to the Maintenance Supervisor.
- Safety and Compliance: Follow all company policies, safety protocols, and building codes to maintain a safe working environment. Use personal protective equipment (PPE) as required and ensure that work areas are clean, safe, and organized. Maintain compliance with OSHA standards, fire codes, and other regulatory guidelines.
- Inventory and Tools: Assist in monitoring and maintaining inventory of supplies and equipment necessary for repairs. Report low supplies or equipment issues to the Maintenance Supervisor. Properly care for tools and equipment, ensuring they are in good working order.
- Resident Interaction: Communicate with residents professionally and courteously, addressing concerns and providing updates on re Represent the property management team positively in all resident interactions, contributing to a high level of resident satisfaction.
Work environment & physical requirement:
- Ability to lift and carry up to 50 pounds, climb stairs, and work in various weather conditions.
- Frequent standing, bending, and kneeling.
- Availability for on-call duty and emergency repairs, including nights and weekends as needed.
Certifications: Certifications in HVAC, EPA, or CPO (Certified Pool Operator) are preferred but not required. Willingness to obtain certifications may be needed based on property requirements.
